All guests must agree to the house rules as there are other tenants at the property. Guests staying longer than 28 days will be responsible for paying utilities used during their stay. There is a $100 penalty fee for removing smoke detectors. Violators using weapons, firearms, drugs or engaging in illegal sexual activity of any sort will be reported to police and the contract will be terminated immediately. There is a $300 fine for smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property. Any evidence of a party or event will result in a fine of $500, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. This apartment is equipped with Noise detection monitors. The unauthorized animal/pet fee is $250. Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $300. Guests are required to keep towels and linens in good condition. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000 and/or eviction from the property.
