1500/month with 1st month. Last month, and security deposit due at lease signing.

Rent is actually set at 1550, but you get a $50.00 discount for timely payment of rent, if it arrives IN MY MAILBOX on or before it is due on the 1st.) Pay rent on time, and tenant pays 1500.

1st month can be pro-rated based on approximate move-in date, with that payment, plus the last month and security deposit amount of 1500x2 which would be 3000 + your prorated 1st months rent due at signing of lease.
1 year lease minimum.

Basically, 1st month, last month, and security deposit due to move in which would be 4500 if starting on the 1st.

If you have a credit score of 800 or better, I do not need to collect the last months rent.
