Mold, Unresponsive Management, No privacy, No isulation
There is zero privacy in any room of your apartment. I can hear my neighbors talking, almost every conversation is heard and understandable. I was regularly woken up to the sound of someone urinating in the toilet above. Anyone in the hallway can hear what you're saying inside. All adult time sounds are heard no matter how quiet you think you're being. Friends that have lived here in the past say the same. There's no sleeping with trucks idling/revving at night and early morning EVERY day.
My... bedroom is constantly over 80f in the summer, even with all vents open. One neighbor had been dealing with mold issues in his apartment since he moved in, with actual mushrooms growing out of the carpet. Despite pictures and proof of the mold/mushrooms, he was ignored by the complex UNTIL he reported them to the city nearly at the end of his lease term. After he left, instead of dealing with the mold, they replaced the carpet and listed the apartment on Facebook ready for rent. I had mold until I bought a dehumidifier that was rated for 2x the space.
The utility bill is insanely high because of lack of insulation. My heat would kick on constantly due to how poorly insulated the building is, even set to 65.
This complex is built in a flood zone. Every time it rains, the parking lot is flooded with standing water. The humidity/mold is worse during these times because this complex was built over reservoirs that were supposed to be installed with a pump, but weren’t. The standing water under the building is a major safety issue as well as a cause of mold. There is next to nothing done about ice and snow in the winter months. Walking to your car can get very dangerous when the snow melts to ice. There are also no storm shelters during a tornado.
You can only have a visitor for 3 days max, or you’re in violation of the lease. You cannot have pets on property, even if they are not yours, even if they are service animals, it's a $500 fine. When the lease ends, you must give a 30 day written notice of plans to vacate or you will be fined. If breaking the lease, they charge 3x rent, and there are no exceptions for emergency situations.
Management does not answer their phone, or respond to emails. I've never been contacted in response to my emails/calls. Others had the same issues. Management does not respond to emails or calls. They ignore the problems so you either have to deal with them, or get so fed up you break the lease.
