Beautiful Nightmare
Hoskins Mill definitely does embody the cool and urban factor within Charlotte. It can practically transport you to being in another city while you're there. But, when I say there are very thin walls I mean VERY thin walls where it is like you're sitting in your upstairs neighbors living room. You can hear every word they are saying. The insulation is awful so the bottom portion of the loft is cold and the top portion gets hot. This is due to not having any vents on the first level and it is... vice versa during the warmer months. Be prepared to have a high electric bill! The maintenance of the apartments leave much to be desired for they are obviously not inspected before move in.My closet door was off, no bulb in my fridge, floors left dirty etc..I'm very disappointed because aesthetically these are beautiful condos with so much character and lots to love, but unfortunately my living experience has paled so much in comparison. I looked the other for as long as I could but now only 2 months in I am highly considering breaking my lease due to the unlivability of my unit. Maybe some units are better than others but mine personally is too loud and has been altered inefficiently. Also, the train comes often so it is important to learn different ways around it or be prepared to be stuck 30 mins. Best of luck!

Beautiful Architechture
The lofts at Hoskins Mill are beautiful! The apartments are rustic and very spacious. I have a view of the uptown skyline from my apartment window. You can't beat value you're getting for the style and size of the loft. The grounds are well kept and there is a huge patio courtyard on site with bbq grills that can be rented for a day if you reserve with management.
Please be warned that this is a renovated mill apartment and most old mills refurbished into apartments may not be in the most... desirable neighborhoods. When most of these mills were built, they also built mill villages surrounding the factories. These older, quickly built houses were passed down through generations and may not look the prettiest but the people of the neighborhood are nice and keep to themselves.There aren't many amenities at the complex (no gym or pool), but because of the very close location to uptown these things are very accessible. Overall a great apartment for the value, beauty, and location to uptown.

Industrial Loft 5 Minutes from Uptown
Pros - Cotton Mill turned Industrial Loft Space; quiet, gated and security fob required. Great space for the price; literally 5 minutes to uptown.
Cons - The neighborhood outside the gate is sketchy - but lived here a year and no problems. The gym on site is closed and has not been opened since I've been here.
