Be Careful!!!! Don't be fooled by the beautiful property
IMT Ballantyne has a resident-retention problem disguised by a well-maintained property.
Tiffany, the Property Manager, is exceptional. She demonstrates professionalism, sound judgment, respect, and a clear understanding of resident relations. The maintenance team is equally outstanding—responsive, courteous, efficient, and consistently reliable. They represent the strongest aspects of this community.
The concern is the lack of consistency within office leadership. That girl named Gabby, the... Assistant Manager, demonstrates significant opportunities for improvement in professionalism, accountability, communication, and the handling of resident concerns. Interactions can feel dismissive rather than solution-focused, which is particularly concerning for a position entrusted with supporting residents and resolving escalated issues.
From a customer-experience perspective, the operational disconnect is obvious: substantial effort appears to be directed toward occupancy and new leasing activity, while resident retention and post-lease service receive inconsistent attention. That is not simply a customer-service gap—it is a leadership and quality-control issue.
At this price point, residents should not have to navigate inconsistent communication, selective responsiveness, or a culture where concerns appear to lose importance once a lease is secured. Premium pricing creates an expectation of consistent service delivery, not just attractive amenities and effective marketing.
Tiffany and the maintenance team demonstrate that high standards are achievable at this property. The fact that those standards are not consistently reflected across the resident-facing office experience suggests a need for stronger oversight, performance accountability, and customer-service expectations.
A luxury community should be evaluated not by how effectively it fills units, but by how professionally it treats residents after the lease is signed. On that measure, IMT Ballantyne has meaningful work to do.
