Since August of last year, the hot water has been out of service an average of twice per week. The maintenance staff are amazing at responding in a timely manner but really sucks when you’ve been working all day and get welcome by a cold shower. Not to mention, no hot water means no heat! Come talk to us is the response we get. For what? We don’t get any discounts when this happens. We only got an increase on our rent. We don’t get hot water for our laundry that we pay for! Just excuses. Quit... putting a band aid on a bullet hole and just replace the boiler for gods sake.

My sister and I moved into Colonial Village in May of 2023 because it provided the most space for the least amount of money. The location was also a great perk, as it’s conveniently located near downtown, the highway, and a short walk to Stark Park with some beautiful walking trails. The community turned out to be very dog-friendly, which we loved. However, the leasing office staff is incredibly unorganized and doesn’t seem to communicate with each other so the efficiency is incredibly poor.... This was particularly problematic when we found out 2 months into our lease that our apartment and building were infested with roaches. Colonial Village’s “treatment” of the roaches in our apartment was truly appalling. Numerous times they forgot to treat our apartment, which caused the roaches to run rampant our entire lease.
I continued to let the leasing office know that we had roaches, but didn’t receive regular treatment of them. I was only successful in getting regular treatment of the roaches after filing a complaint to the Manchester Housing Code Enforcement. Despite the eventual treatment, there were still roaches present at our time of move-out. I don’t believe the roaches will ever truly be eradicated without a full building extermination.
In addition to the roaches, I had a leaky ceiling that dripped onto my bed every time there was significant rainfall. My leaky ceiling got fixed on the day after Code Enforcement reached out to Colonial Village to investigate my claim, despite my numerous maintenance requests prior to that. I will also note that besides this ceiling issue, maintenance was quick and responsive to all other requests made- such as when the AC didn’t work when we first moved in or when the microwave suddenly stopped working, plus smaller things like the towel bar falling out or the closet door being off track.
If it hadn’t been for increased rent on a roach-infested apartment, poor communication with the leasing office, an unfortunate amount of dog poop stepped in due to owners not picking it up, weekly visits from Manchester PD to any one of the buildings at the complex, and frustrations driving on West River Drive and West Clarke Street due to cars parked on both sides, I might have stayed at Colonial Village. If you’re considering moving here, I suggest considering whether the relatively low cost of living and convenient location is worth your sanity and comfort.

While the place is ok to live in, there are many many issues that management refuses to fix. Rent goes up by at least $100/month every year. Speaking with multiple residents every building ends up with mold issues, smokers in non-smoking buildings, towed cars for no reason, break ins, and general disregard for the residents living in these buildings. The leasing agents are nice, however the property manager has an attitude problem and is very rude to people.

This place looks nice until your getting eating alive at night by bed bugs. Stay away as everything you own will have to be thrown out once you move so you don't bring the bugs to your new place.
