Horrible management

I lived here for many years and looking back, it was one of the biggest and costliest mistakes of my life. Initially it seemed like a good place to live, quiet, pretty, but in the end it turned out to be a nightmare. The property management, Foxfire, is incompetent and poorly run. They refused to fix a leak (in a common area, so they were responsible) for years and after they finally did fix it, they admitted that they found rot and mold caused by the leak, but refused to address it. This... caused thousands in rot damage to my property and they intentionally dragged their feet in responding to my letters and calls for years. When I finally got fed up and took them to court, they actually admitted to their fault in the matter but argued because they took so long to address, their high priced lawyer argued that the statute of limitations had run out, amazingly they won the case even though they admitted they were at fault.

The condo board is even worse if you can believe it. They are completely mismanaged. They have added so many restrictions that it’s no longer what it used to be. As a home owner you can’t even make repairs to your own property unless you get “approval” from a “committee” that can take months to respond. In addition, they can be counted on raising management fees every year and even adding special one time “assessments”, despite sitting on millions in reserves. My neighbors and I have sent letters to the board asking why they are raising fees so much when they’re already $400/month without cutting costs. My letters were never answered. At the same time, they spend $300k on landscaping each year with their landscaping friends.

So if you have money to burn and like being told what to do, this is the place for you. If you don’t believe me, ask to see their budget and the condo rules before you move in. And the bylaws, which is separate stack of rules. Good luck.
