A lot of people complain about this property but I only had a couple of problems. The swamp cooling in the buildings is massively ineffective during the summer months, and the drawers are built very badily, making them prone to breaking.
However the management staff were always friendly and responded to needing repairs relatively quickly. Almost always within same day (barring late night calls or holidays).

I have been living at Park Place Apartments in Las Cruces, NM for 3 tears, and unfortunately, my experience has been quite disappointing.
Firstly, the lack of air conditioning is a significant issue. The swamp cooler provided is ineffective, especially during the hot summer months. It barely cools the apartment and often feels like it's just circulating warm air, making the living conditions uncomfortable.
Moreover, the pool, which was a major selling point for choosing this complex, is almost... always closed. There are no clear reasons or explanations provided for these frequent closures, and it feels like a bait-and-switch situation. Residents are left frustrated and unable to enjoy this advertised amenity.
Overall, the living conditions and amenities here do not meet expectations, and I cannot recommend Park Place Apartments in Las Cruces, NM to anyone seeking a comfortable and enjoyable living environment.

Please disregard the ad. Only one of the “sparkling pools” is in operation. The other has been stagnant for over two years. Grounds are disgraceful. Laundry rooms are filthy. Old carpet, bugs, swamp coolers that never work. Homeless folks digging through the trash. Management treats residents like they are idiots.

Management has been less than stellar and is the main reason for my low rating. If you call the office, they will not answer you or return your call. If you visit in person, they will tell you to come back later. If you email them, they won’t answer until you bombard them with multiple emails. Once you do get ahold of someone to help you with a problem, they will say that they’re “super busy and can’t help right away”. My roommates and I have been trying to get two of us off the lease and two... new roommates on it for months and the office is never responsive to our requests for help. We started reaching out in April and we’re told we had “plenty of time and didn’t need to rush”, but now it’s July and we need this change done now and no one has been helpful. The apartments themselves are okay. Our unit was dirty when we moved in with junk still left in the drawers and fridge (I feel like they just pocket any money they take from you as a cleaning fee). Dead bugs everywhere. The units only have swamp coolers which aren’t very helpful when it’s regularly over 100 degrees in the summer and even management only claims the swamp coolers can cool about ten degrees. If you need something fixed, it will take maintenance a few days to get to you. Although, one positive is that we’ve only had a few things break and nothing major. Water will go out at least twice a month due to constant “plumbing issues” in other units. It’s nice having amenities like a pool and laundry room but the laundry room and pool are usually very dirty. I feel disgusting swimming around in the pool but it’s better than sitting in my 90 degree apartment! Overall, management can do better with actually attending to the needs of their tenants (it sometimes feels like they get paid to do nothing). Maybe it’s hard for them to be responsive because they’re understaffed, but I don’t know. I would stay away from here if you can. Not worth the high price tag in my opinion.
