Canyon Village Los Alamos

My rent increased by $130 a month in less than a year. It is one of the nicer apartments in town, but the company that now manages Canyon Village, Peak Living, is incredibly unscrupulous. They try to conceal the price increases in the renewal notification, so that you do not realize how much it has increased until you have already signed the lease and make your next rent payment. You will receive a renewal notice with the “rent price” listed as slightly over what you are currently paying in... total each month. It also lists the fees for trash utilities, etc., which will be the same as what you had been paying. Since no total price is listed, one could reasonably assume that the “rent price”, which has increased slightly, is the price you pay each month. This is not the case. The total price, which would normally be understood as the “rent” is not listed and includes the fees that they have, for some reason, chosen to list separately and without totaling your monthly payment.
The longer you live at Canyon Village, the more you will pay every month. I was paying over $100 more each month than newer residents in identical units simply because I made the poor choice to continue living in Canyon Village.
While the maintenance guy is very helpful, the services overall at Canyon Village have gone down since Peak Living took over management a year or two ago. I do not recommend living here. Read More

These apartments are not only in a wonderful location, but they are maintained very well. Dan, the maintenance man is very efficient and knowledgeable. Nuvia, the manager, is pleasant to talk with and always professional. The new management corporation, Peak Living, has done a very nice job keeping the apartments looking nice and everything working well. I'm very happy to be a part of this apartment community.

I have lived in these apartments for almost five years.
The management is so professional and friendly. They work hard to keep the aesthetics and safety of the place up to standard. Maintenance requests are fixed in a timely manner.
The clubhouse was perfect for our staff holiday party.
The only thing I would change is to be able to do my laundry in my own apartment instead of using the communal laundry room! ;)
I love the close proximity to hikes in the beautiful canyons, walks to the movie... theater and downtown areas.
