This is not a 4 star complex

Avoid renting here if you can. The property is extremely poorly managed and it shows in almost every aspect of the complex. Rules that are supposed to be enforced simply aren’t. The parking lot regularly has people driving far too fast, the grounds are not properly maintained, and pet waste is left around the property with little effort made to address it.
The office staff also seems to change constantly, which makes it nearly impossible to get consistent answers or help with anything. Don’t...
expect clear communication or accountability when issues come up.
Where things really fall apart is when residents try to resolve problems or move out. Instead of handling issues directly, management tends to push people toward outside websites or other channels rather than actually dealing with the situation themselves. Simple matters end up becoming unnecessarily complicated and dragged out.
It’s also pretty clear that upper management either isn’t paying attention or simply doesn’t care about the ongoing problems at this property. The number of negative reviews online speaks for itself.
Expect excuses, delays, and a lot of frustration if you have to deal with the office about anything important. This complex could improve significantly with better leadership, better training, and basic accountability—but until that happens, there are far better places to live

DON’T MOVE HERE

DO NOT MOVE HERE. This apartment complex will try to charge you a fee for EVERYTHING. Whatever you think your rent will be, add at least $200 to it. Don’t be fooled by the events, they’ll buy the cheapest ice cream known to make and hope that that makes up for the trash on the stairs, the broken fence, no parking, and the dogs barking at 7am every day.

Parking is a complete nightmare! If you want to park after 7pm, you have no chance of finding a spot and they tow cars nightly. While they...
haven’t sent any written communication about what to do if there’s no parking, if you talk to the leasing office, they tell you to park at the gas station that’s at least a 5 minute walk away. As a woman living alone, I do not feel safe walking at night from that location, especially because the gate is broken in two locations for months now and they’ve made no effort to fix it, so someone could easily follow me home if they wanted to. I’ve already had several uncomfortable encounters walking around this area during the day. This means that if you come home late from work (as I did), your options are to either risk your safety or to park illegally, get towed and pay $450 to recover your vehicle. Management sent an email in early February saying “they were working fast on a solution”, but they’ve only made the problem worse by charging for uncovered spots that were previously free to park in. I’ve already tried speaking to the leasing office about these issues and they were absolutely no help.

Junk fees resort living

The surcharges imposed by this property are exorbitant. Constructed in 2022, this complex has already undergone two ownership transfers and has been managed by three different companies. The construction in these units is unacceptable. One side of my refrigerator is almost touching the top cabinet while the other side, there is a 3 in gap. The floor has begun to peel and separate due to inferior laminate.
Numerous outlets are no longer functional. You will be able to hear your neighbors doing...
their dirty deeds at all hours due to lack of insulation. Speaking of lack of insulation, how big is your wallet? The automatic door hinges cause the front doors to slam so insanely hard that the entire building shakes. Notably, in 2023, there was a violent incident at the pool that necessitated the involvement of helicopters and SWAT teams. Additionally, the mail system is improperly numbered, resulting in frequent misdeliveries and stolen packages. A majority of the amenities remain locked and inaccessible. Although security services are purportedly provided, their presence has been negligible. Utility expenses are on par with those for a residence exceeding 3000 square feet. Post 5 pm, parking becomes severely limited, leading to significant inconvenience. The complex exhibits an aggressive towing policy, necessitating reliance on Uber or parking a considerable distance away, where local businesses have explicitly prohibited parking. Despite incurring parking fees, spaces are often unavailable. The prevalence of vehicles parked on curbs poses potential obstructions for emergency services. This complex does not offer a satisfactory living experience. Prospective residents are advised to conduct thorough research on FPI Management.

FPI management is poor

The management company is poor. The clubhouse is for show of touring, after that occasion...do not expect for it to be open. FPI will lie to you on their tours.

Avoid at all costs

From thieves taking packages from our building- there’s a police report, to a violent incident in the pool with guns, to going through two ownership groups and three management companies. I can’t believe they’re allowed to market this as luxurious living. This has been the worst rental experience we’ve ever had. Would not recommend to anyone.
