Riverview Manor Apartments

Overall, these are nice first apartments. The area is pretty quiet and safe. Kenmore Development is a legitimate company that does everything by the books and the property manager, Amy, is amazing at responding to complaints or addressing any questions or issues you might have. Maintenance usually responds within a couple hours during regular business hours. The apartment grounds are also always really well kept with mowing and snow removal.

That being said, the walls are super thin and you... will hear your neighbors talking, sneezing and possibly snoring. Some of the tenants are super inconsiderate given the noticeablely thin walls. Of the 6 different neighbors I've lived with, only 2 of them were actual decent people. Lots of families and small children live here too. Expect that if your upstairs neigbors have kids, it could sound like construction is happening up above when they are running around and playing with their toy trucks. Obviously, carpets, fans, wall decor will help dampen the noise but only so much.

When you move in, every single wall, cabinet, door-everything but the floor will be painted white. They do this after every tenant. As a first time tenant, I was surprised.

You can't control the temperature in your apartment so you will probably be really cold or really warm at times during the winter. The apartments also get really humid but Kendev does give you a dehumidifier.

Also, the City of Tonawanda is really small and really different from the Town of Tonawanda. Off street winter parking bans are NEVER delayed and they will absolutely ticket you every chance they get. So beware, even if it's 82 degrees on October 1st and you leave your car on the street overnight, your gonna get a ticket. And the City of Tonawanda police is always out in full force, actively looking to ticket you for speeding. 30 mph is the standard here.
