Bayberry Cove is an apartment community in Bellbrook, OH
I have lost count on managers and maintenance staff that have come and gone through this complex since I moved here 6 yrs ago. The staff that was here when I moved in, they were great, and had been here for at least 5 yrs, but since they've left, it's been awful. We pay water here, at about $70 per month that has to be paid w/rent and the water is AWFUL! Very little cabinet and counter space in the kitchen. They keep raising the rent with no justification, no improvements. My new lease,... rent is going up by $120 per month!!! I'm searching for a new place

Property Manager at Bayberry Cove responded to this review
Hi Peggy, I'm sorry to hear you are displeased with your experience at Bayberry Cove. Per your lease contract, water is one of the utilities that you are responsible for. There are several economic factors that go into determining rent amounts and we... believe our rental pricing is still a great value in comparison to the local market. If there is anything I can help you with, please email me at CustomerService@TRProp.com.

Renter beware...terrible, dirty place to live. Drive by all grounds before you do the credit check
Speaks for itself outside. Weeds. Half mowed, not sprayed for outdoor pest(fleas and ants extremely bad). When it is mowed 3-4 weeks, no blowing or trimming in front of most areas near me, trash once a/week and all over the place, etc.....??

DO NOT MOVE HERE!!!
I cannot stress to you enough to not move into these apartments. I've lived here for 3 years and after this lease is up I'm done with them. Calls for maintenance go ignored and it's been like that ever since I moved here in 2014. It will take them months to fix any problems you may have. They raised the rent and you would think they would hire new maintenance staff but NO they still suck and don't ever get anything done. They told me they were about to put in a dog park back when I first moved... in in 2014 and here it is 2017 and still no dog park. DO NOT waste your hard earned money moving in to an apartment complex that can't even fix maintenance problems and won't even acknowledge you about them when you call. Calls just go ignored.

Not a diamond, maybe an emerald, But I like it that way.
While hunting for a townhouse to make room for my families newest addition, we had a pretty narrow opening for our ideal living space and were going to most likely have to settle in some areas. Upon looking for a new home, we stumbled upon Bayberry Cove online. We investigated and found not only did it have everything we were looking for, but was also within our price range and in the ideal area.
Too good to be true, Right?
I took to the reviews, and found a flurry of angry tenants.... Screaming about everything from management to bed bugs. I regrettably crossed off this listing.
Jump forward a week, and it's the fateful day of apartment hunting. My then 8 month pregnant girlfriend and I have tons of appointments set up, each one more disappointing than the last. I see the sign for Bayberry Cove as we're leaving our last appointment and think to myself "why not".
We are then greeted to the single most professional and friendly staff I have every encountered. Linda is a wonderful woman. We fell in love with the townhouses, lofts, and even condo-esque ranches we were shown, having every feature we would need. Once again, my pessimistic instincts kick in. This is too good to be true. I fall to my knees and inspect for bed bugs, flush toilets, look for anything that could be hiding. To the mortification of my of my better half I may add. She explains to Linda that I had read terrible reviews online and we hadn't even planned on looking at Bayberry. We were then informed that the community had been around 6 years ago a section 8 community. It was bought out, and new management no longer wished to be that type of community. Most if not all of the reviews were from unhappy people who had to move. Including a few ex-staff members.
After all, people don't go out of their way to write good reviews very often do they?
Jump forward, my son is 6 months old, we are living happily in our 2 bedroom, 1 bath ranch style townhouse, and we have no plans of moving.
This community isn't perfect. The units aren't sparkling and perfect and new. But it's far from bad. This is an excellent place for a young working class family who has a few more years before they can save up for a house. It's affordable, units have everything from washer and dyer hook ups to dishwashers, a pool, playground, ample parking, and the staff is friendly to boot.
My Family and I are here until it's time to plant roots somewhere for the long haul, and we're more than happy to be here.
