The building has serious issues that seem to come from poor management decisions and its age. While maintenance does respond, the usual answer is that they are “working on it,” with no real timeline or permanent solution. It often feels like problems are left unresolved indefinitely because the building is old.

The elevators are frequently in poor condition and do not feel reliable. There is also a persistent stale smell in common areas, and the overall upkeep is disappointing. The woodwork and... finishes look cheap, worn down, and poorly maintained.

One of the biggest concerns is the electricity billing. They still have not established a clear, consistent system for power bills, so residents may receive charges randomly without much explanation or predictability. It is frustrating not knowing what you will be billed or when.

Overall, the building needs much better long-term maintenance, clearer communication, and more accountable management. The response to issues may be quick at times, but the actual solutions are often delayed, temporary, or never fully completed.

This is the worst living experience, possibly imaginable. I’ve lived here for over a year and this winter my apartment dropped to below 40°F they were zero heat in the entire building. There is no heat for the entire month of December and halfway through January. I had to buy space heaters and to heat my apartment myself you they never reimburse me anything for not heating my apartment in the winter now it is summertime and the AC doesn’t work and it is 90° in my apartment. They keep sending... emails saying that they’re gonna fix the AC but nothing has came from it. I keep trying to contact maintenance over this,and no one has ever came out to look at the AC unit. The management office is always rude dismissive and unapologetic every time something goes wrong. Maintenance here is a complete joke because they never fix anything and never actually ever come out to fix anything. The water is constantly not working every other week and you’re lucky if you ever have hot water. The laundry room is a complete disaster.None of the machines ever work, especially the dryers. The mail room is a disaster. You’re never be able to get your packages out of the mail room because it is always closed that being said Christmas when I ordered Christmas presents, they were all stolen by an employee working in the mail room and I had to go to the leasing four separate times for them finally to tell me that my packages were stolen and that they had known about it, but they weren’t gonna to tell me. Management doesn’t wants to turn on the ac, same thing happened in winter,management doesn’t wants to turn on the heaters and hot water in winter really suffered staying in this building.
before it’s different management they are good. now it’s hayman company management doesn’t respond it’s a nightmare staying in reserve square
No guests are allowed must should carry IDs to enter

The elevators are always broken. There’s always water leaks which result in water shut off or no hot water. They refuse to turn on heat in the winter. Heating system blows out cold air. Leaving tenants to use mini space heaters resulting in $300 month electric bill reimbursement. Roaches and bed bugs in the hallway and laundry rooms.

Drug users and homeless hang on the outside of the east building. The trash compactor is broke and has been for 2-3 months. The halls reeks of trash.
The elevators are dirty.
The buildings has taken a turn from the worse.
