A nice place to live

My family of 4 appreciated living at Hawks Ridge. The smoke-free campus was just what we wanted, and my kids loved the pool and the hot tub (in fact, it would be nice if they would leave the pool open past Labor Day, as the weather stays warm far into September). Our neighbors never disturbed us with noise. The property was clean and well-kept. We lived on the east side of the campus, facing the trees and that was so very nice. The maintenance team was always prompt in addressing work orders… .

Air conditioning does not come built in here, so if you want a/c you'll have to buy a window unit.

Best apartments we have lived at!

My family has lived here for almost 4 years and we are only moving because we just bought a home. This is the best apartments we have ever lived and we have many fond memories here. The office staff are always super friendly and helpful. Maintenance was quick on the few occasions something needing fixing. The apartments are beautiful inside and out and landscaping is pretty. I liked that the bus picked up and dropped off at the front of the apartments. The pool is so relaxing, I will miss that… the most. The best time to go is mid-morning, it gets busy in the afternoon.

poor design and poor management

Location is the best part of this community.
Maintenance staff is professional and attentive.
Poor design with dryer vent placed next to decks, and below dining room windows. Lint burgers on the BBQ, with a hint of laundry aromatics is not my idea of a summer evening. Design flaw on some apartments where the alcove area of bedroom windows creates a chimney effect, bringing all noise and odors from below to the upper apartments.

Regular cleaning of common areas is lacking. Tiles on pool… are filthy, stairways are rarely blown out or cleaned. Pool and spa are not heated to reasonable temperatures. Multiple bad smelling air fresheners in fitness room and office. I leave these areas smelling of it. Gutters overflow and leak with moderate amount of rain, causing rot and mold in some areas.

If you want to issue a viable complaint, proceed with caution and expect retaliation from management. Residents live in fear of being evicted for filing complaints, or for having regular family activity. Customary and normal conversations with in a family unit is considered to be excessive and disturbing.
There is no community experience here. Office staff and management seem to be very miserable, with no human touch. Robot like responses and no compassion or care for the well being of their residents.
Would not recommend this community to friends or family.
Not so happy in this part of Happy Valley.
