Beware - Do Not Move Here

I repeat. Do Not Move Here. I lived here for two years and just moved out. I will advise anyone interested in renting here, it is not worth the trouble.

1. Apartment Quality: Prior to moving in here I went through the common tour of the facilities. I will admit it looked like a decent place to live, but I soon found that to not be the case after I moved in. Thin walls, failed plumping, failed electrical, subpar appliances, sink is what you will find with inadequate maintenance response. My… biggest complaint was how I could hear every single noise my neighbors made through the walls and ceiling. If you are looking for peace and quiet you will not find it here. The sound insulation is essentially none between each apartment unit.

2. Towing and Parking Policies: Probably the biggest and most annoying and yet preventable issue here is how leasing office handles or allows their towing company - 21st Century Towing to just tow anybody the truck drivers feel like towing. Speaking to various tenants living there almost every single person I met had their car towed at least once. In the two years I lived there I had my car towed three times. The impound fee was around $400 each time I had to pay to get my car back which was registered on my lease. I i

3. Leasing office staff. I will say the office staff are always polite, but only really care about receiving rent and that’s it. They will hold no accountability for any issues that happen and the tenant just has to deal with it. For what one pays in rental rates this should not be the case. They will claim they care and do anything possible to serve you, but at the end of the day the just want the rent.

4. Rental Rates: The rental rates for what one gets and the above listed it is definitely not worth it. The leasing office states they competitive rates, be after living there for two years and dealing with the above it’s just not worth the money. Apartments are a dime dozen and there several other places significantly cheaper and you don’t have to deal with as many issues.

Terrible Office Staff

Office staff is usually NEVER friendly. From day one we had several maintenance issues, lightbulbs were out, dishwasher is always leaking/very rusted, garbage disposal would smell up the entire house, it would always clog, the washer is old, the dryer takes 2+ hours to dry and the toilet flooded our bathroom; leaked in the closet and got all of clothes wet. Not one apology or call back from management. For how much we pay, this place is terrible!

Terrible.

If you want a place that has decent property management and they treat you like people, this is not the place. They have made it every clear that their tenants needs do not matter, the only thing they care about is how they can get more money from their tenants and line their pockets even deeper.

Professional Staff, Clean Apartment Grounds, Quiet Neighborhood

From touring the complex to moving in, the people at The Landing have been very professional. I arrived early to my appointment to tour the complex, because at another complex I was interested in, no one showed up! The clubhouse amentities are great! I love my studio, I can't hear my neighbors at all, and my place stays warm. I've had a few minor maintenance issues, and I've always had them completed either the same day, or the next day. Management will then follow-up with a telephone call… asking if everything was taken care of! I'm really confused at the "poor customer service" rating in other reviews that I've seen. I have not experienced that at all. In fact, quite the opposite! They really seem like they care about the apartments and the tenants. As far as being expensive, these apartments are cheaper than renting in Beaverton, or Portland, but I'm not sure how they compare rent-wise to other apartments in Oregon City. When I moved in, my apartment looked like it was never lived in! The oven, fridge, dishwasher, and washer and dryer all looked new! So far I'm really happy here and I plan to stay here a long time. If that changes, I will definitely update my review.
