The Yard At Pencoyd Landing

My wife and I moved into the Yard, sight unseen, following a long-distance, cross-country back in October after several months searching for an ideal apartment. We saw the Yard late in our search because it was a little further than we originally been searching (for commute). Well, we have had nothing but amazing experiences in the 4+ months since we moved. The staff is especially above and beyond and the location is simply perfect. My first phone call was with Sincere who answered all of my... questions clearly and promptly followed up to all email inquiries. Despite having a short timeline for when we needed to move in, Sincere sprung to action and had our lease drafted and ready in just days. Ever since, Sincere and the rest of the staff have been wonderful – helping us adjust to our new home and new city. The amenities and location at the Yard are perfect – we have great walking trails for our two dogs, easy access to all of the fun and great dining in Manayunk, easy access to all of the major roadways (I-76, Ben Franklin Parkway, etc), very close to the Wissahickon trails, convenient to shopping needs (Target 360 delivery is almost always under 1-hour), and the apartment itself is spacious, the building is very clean and cared for, and any and all questions or concerns are responsibly and patiently considered.

If you're looking for an apartment in a great location, with excellent staff, and that you won't have a single regret about – come move to The Yard at Pencoyd Landing – it's really got everything we were looking for and more! The staff at the Yard at Pencoyd Landing Apartments are always extremely helpful. No other apartment building compares. Corporate was giving us a difficult time during the renewal of our lease after living here for a year already without issues. Lidia & Michael went to bat for us and took care of everything. The staff here is the main reason we have stayed.

I lived here for one year when it was “Royal Athena” and they are very beautiful and cozy apartments. The greatest highlight of this property would be the pencoyd bridge and walking area right in the backyard. You will also be sooo close to Manayunk which is fun and extremely easy to walk over to in the summer time and have some drinks with friends. For the most part, I enjoyed the community and neighbors ! A lot of happy dogs running around, which I loved! My only negatives for this property... are that you have to walk quite a distance depending on where your apartment unit is located to throw out your trash as there are only like 2 spots per floor on opposite ends of the floor. The other negative is that there were a couple times I didn’t feel safe because of an attempted kidnapping that occurred as well as many car break ins. Harbor Group recently took over as management for the property and since has driven this place in to the group. Crime is getting worse - forced break-ins and robberies that management refuses to address. Maintenance takes forever even when AC goes out during a heat wave. Trash is piling up all over the complex. Amenities are often broken (elevators/bridge/pool). Doors are left unlocked. Lower Merion Police are on the property daily in the last 2 weeks.

I have been living here for several years now, and honestly I enjoy living in this place. It’s neat, on the river, close to the city while still giving you the privacy and space of the suburb. The prices are reasonable given the nearby comparison. Whenever I have a maintaianxe request, it usually get fulfilled quickly. As being a new building, there has been incidents of fire alarms due to issues related to the building, but it’s sparse and expected given the relatively new building. Last but... not least, having a great management is the most important. Sandy and Tess are great! Every interaction with them is great and they’ll tropically do everything they can to help you!
