Great location and building - 4-year non-Wharton review
Lived here 2022-2026 in a 2 BR 2 BA unit, so lots of experience with the building (and we were not Wharton MBAs). Overall a solid 9 out of 10 rating.
In 2022, we looked at a handful of other buildings in the area, and this seemed to strike the right balance between location, cost, and quality. It's certainly not cheap, but I think it's pretty inline with what you'd expect to pay in the area assuming you can't find a private landlord leasing their apartment. Rents have also seemed to be fairly... stable over the past 3 years with only minor increases.
positive
-building is modern and in great condition - built in 2013 with many of the interior common spaces refreshed in the past few months. Gym got some very nice new treadmills in 2024.
-building is extremely clean- every day I see the team cleaning the lobby, the outside grilles, gym, etc at it shows
-it really is the perfect location even for a non-Wharton resident. Near the Schuylkill River Trail, restaurants on chestnut and sanson, shopping walnut, rittenhouse square. South of Chestnut in Rittenhouse has much more of a neighborhood feel and lacks the tourists and general commotion in other parts of center city.
-nice common outdoor space on 5th floor - not too crowded so actually can be enjoyed.
-maintenance responds quickly to requests - often same day
-front-desk staff (Andy and Isaac) are wonderful!
-amazing views, even from the lower floors (we were 14th floor and it was amazing)

-The elevators are quite fast and efficient when they are all working, but one seems to break a couple of times a year and often takes more than a month to repair.
-Huge windows afford stunning views of the city, but the insulation is very poor because of this. The HVAC is constantly running when it’s above 65 degrees outside or below 50. When it is single-digit temperatures, it is difficult to get above 70 degrees and slight drafts can be felt through the balcony door and openable windows.
-No bathroom fans seems like an odd choice - lots of moisture buildup during showers unless you keep the door open
-another 1-2 closets would be helpful for storage our 2BR model - but this probably an issue with most similar city apartments
-The fire station on market st can be noisy.
-The appliances are average, which is probably on par with most similar apartments. The dryer takes 90+ minutes to dry a load and the dishwashers don't even have a timer delay function.
