Brookview Apartments

If you're a nature lover, Brookview Apartments in Elkins Park is a beautiful community bordering Tookany Creek, with guided nature walks and convenient access to Philadelphia and the surrounding suburbs. The area offers great restaurants, coffee shops, arts venues, and local entertainment.

Property Manager Ms. C. Yeager executes her role—which often teeters between ombudsman and enforcer—with exceptional professionalism. She has certainly earned every bonus possible! The maintenance team is... prompt and effective, and most tenants are friendly, considerate, and respectful.

Like any apartment community, Brookview has its share of challenges. There are occasional issues with vehicles speeding through the parking lot while blasting loud music, groundskeeping debris being blown onto parked cars, tenants leaving garbage bags and pizza boxes in the hallway outside their front doors, and residents leaving emergency exit doors cracked open despite the building's climate-controlled interior. Likewise, the units are not well insulated, and although the building is generally quiet, I can hear nearly every footstep my upstairs neighbor and their pets make.

The property is pet-friendly, and most pet owners are responsible. However, some dog owners do not clean up after their pets, and some dogs whine or bark incessantly when their owners are away, sometimes daily. Some cat owners allow their cats to roam the grounds freely and leave cat food and water in the outdoor common areas despite the property bordering a park with abundant wildlife. I have personally encountered red foxes, groundhogs, owls, squirrels, and other wildlife on the property. As someone who is highly allergic to cats, I haven't appreciated unexpected encounters with roaming cats on my terrace and patio furniture. Likewise, I believe leaving cat food outdoors only attracts additional rodents and wildlife.

I also experienced rodents entering my apartment through openings behind large appliances. After I reported the issue, maintenance promptly moved the appliances, sealed the openings, and resolved the problem.

What stands out most is how professionally management handles these ongoing challenges. They deal with these issues every day while continuing to lease and manage the property effectively. Both Ms. C. Yeager and Ms. A. Baker are outstanding professionals whose responsiveness and dedication make living here a much better experience. They deserve recognition for the work they do.

I've been living in this apartment complex for a year or more. I've been reading the previous reviews, and I think they've been a bit exaggerated, as the staff here are excellent and attentive to any problems. Cristina, the manager, is a lovely person and always helps with any issues. There are some cleaning problems in the common areas, but from what I've observed, it's more due to the tenants themselves than a lack of cleaning. The cleaning staff do their job, but often it's the residents who... don't maintain cleanliness. Also, there's beautiful landscaping, and sometimes the fallen leaves contribute to the problem. 1. They make you pay for everything -including the recent spray painting of the Parking Lot to make it appear as though it was paved and redone.
2. They replaced everyone’s key access to their buildings to fobs late 2023 and that has been included in everyone rent because the tenet clearly has to pay for that. It’s charged as a utility fee.
3. They make you pay for amenity fees, and the gym equipment are dated and usually broken each and every time you go into the fitness room. So before you... pay for the amenity fee, you may want to double check to see if the equipment even work. The pool is usually dirty with green algae so you may want to double check that as well.
4. Most importantly, they make you pay for parking yet there are no security for your cars. In fact the security of your car is your own problem. Cars are being broken into and stolen in this community and they do not have any cameras, even though they say that the community is under camera surveillance.

The buildings have a mold problem. The buildings are smoke-free, but they ignore complaints of people smoking in the building buildings. While Elkins Park is an extremely desirable location the community is crap. And considering that there has not been a positive review since 2020 that should tell you a lot when apartment hunting.

There are many things to say about those property. The poor reviews are true and we definitely tried to give this place the benefit of the doubt. The shady business practices by this management company makes living her feel like a hassel. It's a shame because we really do love our unit but the headache we had to go through to make sure they were holding their end of the deal was like pulling teeth. We did a lot of our own apt fixes to just get things done. The next tenant will be off to a good... start.

There isn't any employee retention, you cannot get a hold of the office if you need to but they will send an email with your rent statement or if you are late!!! You have to go into the office to speak to someone (if you are even lucky to see someone in the office). There is also a lot of downplay, so beware of that. These rent prices are not even worth paying also (possible price gouging?). This management company also has a bad reputation in NJ. You do not pay for your own water, it's split with the whole building you live in. TOO MANY fees that could be easily covered and used by the management company to repair the parking lot (you cannot see the parking lines), clean up the grounds better and invest in their tenants.

I lived here for three years in two different apartments. The apartments look nothing like the photos featured in this. Everything is so cheaply made that it all falls apart. Doors do not close all the way drawers are always jammed. My roof started leaking I complained so many times no response. Finally went in person to get someone to help me, and then had to follow up to have someone come look. They never answer the phones or call you back.
