Be Cautious
This community initially seemed like a great place to call home. The staff is friendly, and the property is clean and inviting.
However, the application process was a nightmare. Prospective residents may want to be cautious before applying, especially if their situation is not close to “perfect” on paper. Despite being upfront about prior rental qualification questions and time constraints, we were told to go ahead and apply as they were running a special to start the application in office.... Well, the out of office process involved repeated requests for the same documentation and a lack of clear communication that went on for a total of 4 days, including on the same day of the decision.
After the process began, it felt like we were no longer welcomed for whatever reason and expectations were not clearly set from the beginning, leading to wasted time, money, and unnecessary stress and prolonged anticipation which just creates unnecessary hope that they may relate to you as a human and not an application number. Even applicants who clear income and standard credit requirements, with no evictions or criminal history, may still face denial based on factors that are not fully explained in signed paperwork. Upper-level management essentially told us to go rent elsewhere and return with a more “perfect” rental history, overlooking the reality that each rental circumstances differ depending on location, individual situations and the method each property management chooses to collect monthly expenses. That alone made us feel not good enough to be here, but good enough to go elsewhere. Solay is beautiful but it’s still a rental after all.
While the onsite staff was professional and courteous throughout, it appears that many decisions are handled at a higher level, leaving little room for clarification or appeal. In this case, the unit was re-listed before there was any meaningful opportunity to address the decision or provide more proof of being good tenants.
Overall, our experience was stressful and crushing, especially when trying to secure housing for a family within a specific timeframe. It may be helpful for future applicants (especially with a family) to request and thoroughly review all rental criteria and proceed with caution if there are any imperfections in rental history because credit history is not enough. Lastly, keep in mind that here, numbers and competition in the rental market outweigh establishing meaningful tenant-landlord relationships.
