Sewer Gas, Smells Terrible, Zero Soundproofing
(1) I've experienced a bad sewer gas smell that comes from the water heater closet and circulates via the air ducts when the air is on. First it was discovered that my unit was missing a p-trap (u-shaped pipe that blocks sewer gas from entering your apartment) in the water heater closet! Then, the unit below AND the unit above me were also missing p-traps/needed repairs to prevent fumes from continuing to infiltrate my unit. I am also periodically smelling sewer gas in the hallways. Initially... they poured bleach down the pipe in the water heater closet. If the proper plumbing is missing, that does absolutely nothing (just a heads up if you experience the same issue).
(2) Zero sound proofing. You can hear everything outside and from the hallways. Worse: the impact noise you’ll hear from your upstairs neighbor. Currently, I am woken up every night by my upstairs neighbor’s thundering stomping and loud booms (dropping things on the floor possibly) every night between 11AM and midnight, sometimes as late as 1AM. During the day when my neighbor is home, I can hear every thundering footstep and every drawer slam. Sometimes they do something where they thump around in a circle in their living room for 15-20 minutes at a time. It makes concentrating when working from home nearly impossible. In response to my complaints, I was told this is normal apartment noise, but what I’ve experienced here is so far beyond the norm (I’ve lived in a number of other apartment complexes in the area and elsewhere). It is possible there is not much they can do other than politely ask people to be courteous… which has proven ineffective in my case (that’s if they even actually reach out). Note: There is a community college campus across the street.
Their solution: They offered me the option to use my time and money to switch units… twice, I asked if they could confirm if the unit I would move to would not have sewer gas issues and they responded each time by letting me know they "cannot guarantee that the apartment will always be completely free of any odors" (!!!), evading giving a direct answer to the question! I believe the only reason there aren’t way more negative reviews is because of how personable the maintenance staff is. Former leasing staff/management team members were also very nice. However, I’ve dealt with too much at this point to not write a negative review, including being woken up by my upstairs neighbor last night for the million time, at 1AM!!
