Nothing special

Lived here for two years. First year in a studio, the second in a one bedroom. The building that the studio was in constantly flooded whenever it rained. There was always a fan running to try to dry the building out. I'm not certain the fire alarms work right. While in the studio was woken up in the middle of the night to flashing lights. The fire department was outside because apparently one of the upper apartments had caught fire and was reported by a passer by. We thought maybe all these... issues were related to the fact that we were in an old building. So the next year we upsized apartments to a one bedroom in the newly built building. I can see daylight around my front door. Had said door get flooded by rain water and was told it was just the storm drain clogged up, that 20ft away from my door. I've had constant problems with bugs getting into my apartment. I've called the leasing office multiple times about getting the apartment on the peat control list. Still don't think its on the list. Oh yeah, they have a weekly/ bi-weekly pest control visits because some apartments have severe pest problems. The leasing office is a revolving door so good luck talking to the same person. Depending on the building you can hear everything your neighbors are doing. If you are unlucky enough to get an apartment that doesn't have in unit washer/dryer, you be better off going to the local laundry mat. The washers and dryers stay broken and take forever to get fixed. The pictures of the gym are misleading its much smaller that it looks and if the equipment breaks it stays broken for months. The gate around the community has a 50/50 shot of working properly, often stays broken open so anyone can come in. Also really wish they would fix the 2 in lip that is in the garages. The garages are about 2 in below the parking lots from just paving over the lots instead of redoing them properly. The only saving grace of this place is the quickness in which maintenance concerns get fixed. I think only once someone wasn't there within 24hrs. You can tell that the management company cares more about the appearance of the place than the quality of it. Which is a blessing and a curse.

Nice Doesn’t Mean Managed

The staff and community might be friendly, but at some point, being “nice” stops mattering when nothing actually gets fixed. Problems are constant, obvious, and repeatedly ignored.
POOL:
There are rules posted everywhere. Cameras. Clear requirements—kids under 14 need an adult. And yet, none of it is enforced. Not even a little.
The pool is completely out of control. It’s not even for residents anymore—it’s basically a public free-for-all. Kids who don’t live here show up constantly, and no one...
stops them. There is zero supervision. Zero accountability. Residents are left dealing with it, expected to step in and handle behavior that management refuses to address.
Let’s be real: if adults can’t even be bothered to follow simple posted rules, why would kids? And some of these kids are so young they don’t even understand what’s expected—but they’re left completely unsupervised anyway.
The gate is always open. Guest limits? A complete joke. The rule is ONE guest, yet people roll in with entire groups and extended families like it’s a public resort. Nothing happens. No enforcement. No consequences.
And the seating situation is beyond ridiculous—12 chairs for 324 units. Twelve. The only reason those even exist is because last year almost every chair was destroyed after being left out all winter. It took widespread complaints just to get the bare minimum replaced.
OTHER ISSUES:
• The volleyball net has been broken since last year and never replaced—now it’s just an overgrown, abandoned eyesore.
• Picnic tables are worn down and neglected.
• Basketball and tennis courts are in bad shape, and the lights don’t work—so they’re useless at night.
• Abandoned cars, trailers, and boats are scattered throughout the property, just sitting there indefinitely.
• Pet waste is everywhere because people don’t clean up, and again—no one enforces anything.
• An abandoned mattress sat outside so long it literally discolored the grass before anything happened.
• There are designated grilling areas, yet people ignore them and do whatever they want.
At this point, the issue isn’t isolated problems—it’s a complete lack of management. Rules are meaningless, maintenance is reactive at best, and nothing is enforced. People do whatever they want, and residents who actually care are the ones stuck dealing with it.

Don’t believe all the reviews!

I have lived here for many years. The apartments have been here for fifty years so I really believe they try to do everything possible to update them. I have never had bugs or roaches, I have had spiders and called and the Orkin man came and sprayed 2 days later. No further issues. A new management company took over the property a month ago and I think they are updating and making the property a better place. I have heard several problem residents have all been evicted when they took over. We... have a courtesy officer that is always out on the property walking around and talking to people so I am sure he would be present if any problems came up. I talked to the new people in the office and they seemed very friendly and welcoming. The gate is finally functional so non-residents are kept out. My rent was kept at the same rate when I was renewing so I was very thankful for that. I think all the bad reviews are most likely people who have been evicted because although it isn’t super fancy it’s clean and has perks that other places don’t have. Prices aren’t low but rent is high everywhere in West knoxville. It looks like they are lower than most in the area. So, if you are looking for luxury, this isn’t it. I love my apartment, and I like all my neighbors so I have nothing bad to say.

Don’t do it!

As a current resident that will be moving out soon, DONT DO IT! It’s so expensive for what you get. My apartment has smelled like cigarettes since I moved in. They won’t let me relocate into a different apartment because it’s “against company policy”. I have a horrible problem with spiders and water bugs that are HUGE! It smells like weed in the breezeway. Kids have stolen things off my back porch, and broke glass on my back patio to where I am scared to take my dog or child back there in case... one was to step on it. I lived with BLACK MOLD in my bathroom for months no matter how many times I put in service requests they didn’t care to come fix it till I threatened to call the health department.
