Renewal The girls in the front office were so very nice in helping my dad get his lease renewed. They answered all his questions and made him feel good about his renewal.

If it were possible to give this property zero stars, I would. I moved out in May of 2024 and can say that this was the most disgusting and poorly managed complex I have ever lived in. Management is never at the office to pick up the phone even when the office is supposed to be open. There are two maintenance members that serve the entire complex, but the fixes are so poorly done that you are better off doing it yourself. In the year that I stayed there, my air conditioning broke twice and my... dishwasher broke three times in addition to many other small things that needed fixing, and attempting to get any of this addressed is like pulling teeth.

The staff that worked at the leasing office don't seem to care one bit about the property or the residents, as the pool and gym were both consistently in a state of disrepair.

The units themselves are built very poorly, with water pipes bursting being a routine occurrence during the winter, and paper thin walls that let you hear every word of the TV show your neighbors are watching and every footstep the people above you take. When I moved in, the carpets were already stained with pet urine and the cabinets in the kitchen were broken, so it was clear that there is no pre move-in inspection on the property's part.

There was no part of living here that I can genuinely say was pleasant, which is unfortunate given that Eastern Tennessee and Maryville are so beautiful. There are much better complexes to live at in the area, especially given how much The Ridge at Hamilton Crossing charges. Read More

I began renting in Early 2019 and really enjoyed my experience at that time. Since then, multiple changes to the management company has occurred and it has gone downhill. The original staff is still kind but they have little control over the situation, and the new staff is not only rude, but completely unhelpful. It’s almost as if they are trying to long term renters to move out so they can charge new renters more money. However, 10/10 recommend if you are looking for bug and pigeon roommates,... because they will make themselves comfortable. The Ridge seems to like their presence more than their renters. I've been a residence for 3 years and since Southwood Realty took over Hamilton Ridge as been headed on a downward spiral!

1. They will be making you sign up for a Valet trash service and charging a fee as well. The trash is left in the breeze ways and starting to cause pest and rodent issues!
2. The current pest service that they use only "maybe" comes once a month from North Carolina to service Maryville TN!
3. Currently theirs 0-1 maintenance technician to service 350 apartments...You... do the math on when and if your concerns will be addressed.

This company has put the Sales and Mgt team at the office location on site in a no win situation and I don't blame them at all! Southwood Realty only concern is recoupe as much of their investment as soon as possible!
