The Atlantic Grand Oaks is an apartment community in Austin, TX
Be careful if deciding to move to this apartment complex. They will offer one free months rent but when it come time to sign the document they will "FORGET" to include it into the paper work. When I realized what had happened I asked if I was getting what was promised and received a firm yes to my question. Several months went by and I never received my free month so I went to the office to talk to the property manager to see what happened. Comes to find out that only people moving in right away... get the free month NOT people who had to wait for an apartment to open up. I was not aware of this stipulations. I had asked several times if I was getting the free month before signing the paperwork and received a firm YES to my questions. I'm not sure if this is a common occurrence, but this is not how you do business. All I received was lies and deceptions, and will be going to the BBB to file a complaint.

DO NOT MOVE HERE
We have been living at this complex for 1.5 years now. Since the day we moved in, there was a massive german cockroach infestation. We put in countless online requests, phone calls, and visited the office almost weekly. We only had 1 treatment, over a year into the infestation. We assume all our neighbors are having the same problem since it's a shared building. I don't know why we pay a monthly pest control fee if pest control can't come by when we ask. We had to take matters into our own hands... to purchase roach bait, but obviously if it's in the whole building, us using bait in only our unit is going to make a minimal change. They keep closing out our maintenace requests without coming by. We have been living with black mold in our vents for over a year now since we first noticed it. we have black growing out of our vents, spreading across the ceiling, it smells terrible in here and we have developed constant coughs, headaches, and daily nausea from breathing in unsafe air. Only once a maintenance guy came by, lied and said it's not mold, said he'd come back and never did. they have cancelled every single black mold request since and made no effort to come back or clean the vents. Today we had the city of Austin come by to check out the disgusting conditions we live in. He went to the office and hopefully we see a change soon, since we had to escalate it to the city. I would not recommend this place to anyone. Do not fall for how beautiful the property looks on the outside, its misleading. Not including all of our other maintenance requests that don't get solved property. the maintenance team is unreliable and neglectful and doesn't seem to know how to fix anything right. they left a huge hole in my ceiling, tried to fix the sink and instead we lost water pressure. I can go on for days. Also if you want a complex with a beautiful pool to sit by, do not live here. Pool has been closed since we moved in. It's false advertising.

False advertisement—Not secure gated, luxurious community
Gates are always broken, outsiders withOUT required parking permits parked in tenant parking AND in NO PARKING areas, drugs and theft are rampant, and the list goes on. It is NOT a quiet place either. Once again, here it is 10:43pm on Tuesday night, 5/17/22, and these inconsiderate assholes that are in the apartment above us are outside smoking their dope, being very loud, with others inside stomping and scraping furniture across the floors while those of us that actually WORK to pay our rent... and other bills are TRYING to get some much needed sleep. And once again, there is no response from management—from the last email I sent on Saturday, May 7th. It’s no wonder why GOOD tenants are ditching this place like rats on a sinking ship!!
Get it together, people!!! ????????

Move anywhere else
Biggest mistake of my life
Leasing office will lie to you and show you a unit that does not resemble the unit you receive in any way. You WILL be charged the premium unit rental price no matter the condition of your unit.
USPS packages will be delivered to the office, and then stolen. There is no record of packages being delivered or who takes them. WE're on package #3 walking off without a trace aside from the confirmation of delivery to the front office from USPS.
Office staff is a... revolving door, you will not see the same person here for more than a month.
Maintenance requests will be filled two, three weeks after they're submitted, if they're filled at all.
Our unit came pre-loaded with trash from the previous tenant and roaches. Multiple requests for pest control have been ignored.
SOMEONE will respond to this review with a message asking them for contact. Nothing will be done after this.
Please, I am begging you, do not spend money here. Move anywhere else.

In efforts to minimize lost packages, we are happy to announce our new package concierge room dedicated to UPS, FED EX, Amazon, and all package deliveries... . We are wrapping up our Unit Renovations and all units are being remodeled with white shaker style cabinets, an under-mounted kitchen sink, kitchen backsplash, new doors, and custom quartz countertops. We now have a new Service Technician for Pest Control. All these improvements have been taken to improve the quality of living here at Atlantic Grand Oaks. Thank you for your input and suggestions!

DO NOT MOVE HERE
Do NOT move here!! Do yourself a favor and live anywhere but here!! The property management company for this complex, Atlantic Pacific Management, will make you feel unsafe and insignificant. If the lease doesn’t specifically prohibit them from doing something, they will do it no matter how negatively it affects you. They will cite a clause anywhere in the contract they can find one to support their position. Even if the clause is in a section that has nothing to do with the issue. ... WARNING!! They are systematically replacing all of the carpet with laminate flooring. Even in the apartments above the first floor. A large family (7) that the leasing office willfully accepted, and their 2 large dogs, moved into the unit above us. We could hear EVERY noise they make! (And you will too). We could hear the dogs barking THROUGH THE FLOOR. We could hear their washer and dryer. We could hear literally every single step, jump, stomp, bang, doors closing, and music that all of them generated every single day!! Even the additional white noise we were forced to create to drown them out barely muted all the noises heard from morning till evening. Let me put this into perspective for you: With 2 box fans going full blast, the dishwasher, clothes washer and dryer running, and the TV using the sound bar on, we could still hear them! BTW – the dishwasher, clothes washer and dryer, and the TV are all in the same room. It’s an ‘open concept’ kitchen/living room area. We lived here for a few years and when there was carpet, we could barely hear those that lived above us and there was no need for white noise. The PM absolutely refused to put the carpet back. They don’t care how miserable they make life for you.
They will force you to let them into your apartment to make horrible remodels. These interior remodels were a huge inconvenience because they’ll make you literally pack up entire rooms. Then workmen will be in your apartment using power tools for several days, and in the end, most of the changes don't match, are impractical, and they make everything more inconvenient than it was before.
DO NOT TRUST THE PHOTOS THEY HAVE ONLINE. There are only 4 pics of an actual apartments and those are just the model. The apartment you actually rent looks nothing like it.
The fitness center always seems to be closed for some repair. The pool constantly seems to be closed for maintenance, and when it is open it looks dirty and it's as warm as bathwater.

Yes, you are correct, that units are being remodeled with white shaker style cabinets, an under-mounted kitchen sink, kitchen backsplash,... new doors, and custom quartz countertops. We are sorry you believed this differed from the model, as every unit received the same upgrades. We are very proud of our product, which yes, sometimes includes plank flooring with underlayment, which provides the same noise barrier as carpet. At every moment, we will show the vacant ready unit so that the person can see what their apartment looks like; guests can also view the model, and compare it for themselves. We know that you have moved out and truly wish you the best in your future endeavors.
