The Emily Apartments at North Dallas

This place is a dump. Black mold everywhere, pests, pool is for show. The only clean space is the leasing office. Management is simply incompetent and when building 6 burnt down, the staff made jokes about people losing their homes. I can go on but just avoid this place. It should be torn down, a mall wouldn't be a bad idea.

We haven't had hot water for.over 2 months! Property management is a joke! Homeless come in all the time. No exterior lighting, gates dont work. I dont have enough space to write all the things that are wrong!

This is the worst place I have ever dealt with. unprofessionalism and lack of responsiveness from Tides at North Dallas. I’ve been trying to contact the leasing office for over a week regarding an issue with my guarantor information. Due to a minor error in my application, my guarantor cannot complete their portion, and I was instructed to contact the leasing office for modifications. Despite numerous calls and messages, no one has returned my calls or texts.
When I finally got through, I was... told that only the IT department could resolve this issue. However, no progress has been made, and I am left in limbo while my application and administrative fees have already been processed. This is unacceptable, especially since their policy clearly states that applications cannot be processed without a completed guarantor form.
The lack of communication and accountability is appalling. I strongly advise others to reconsider applying here unless the management improves its customer service and resolves its internal inefficiencies. Read More

The pool was supposed to be open memorial day weekend and right now it's empty because they left it green for months and code compliance had to come out. The landscaping is so overgrown it looks abandoned. You have to pay for internet through the complex so at one point we went 3 weeks without internet because they let the contract expire. When I first moved in in March there was no trash pick up for about 45 days. I don't know how this place has 4 stars because it's probably the worst complex... I've ever lived in. I used to live off of forest lane at one point so take that into perspective. They'll even close out your work orders before completing them. I loved this place when we moved in 3 years ago but since Tides of North Dallas bought them they are awful. Trash everywhere, other residents leave trash beside their front doors for days. Patios piled with car parts, trash. Dogs and cats outside with no water and not on leashes. The complex has turned in to a slum. Which is par for the rest of the neighborhood.
