Avoid this property at all costs.
Living here has been one of the most frustrating rental experiences I've ever had. The property has ongoing habitability, maintenance, pest control, and security issues that management either refuses to address or only addresses after excessive pressure from residents.
The pest problems alone are enough to make me warn people away. My apartment has experienced recurring cockroach infestations, with multiple live roaches found inside the unit in a single week.... I have also dealt with persistent drain gnats and other pests, spending my own money on treatments with little success because the underlying issues were never properly resolved.
The problems extend beyond the apartment itself. The property has a large stray and feral cat population that management has failed to control. These animals have created safety concerns for residents and pets. On one occasion, I had to physically intervene when a cat aggressively approached my Emotional Support Animal immediately outside my back door.
The flea situation is even worse. After using an outdoor faucet behind Building 1916, I was attacked by fleas and received multiple bites. The infestation appears to extend throughout the grass and common areas.
As if that wasn't enough, raccoons were living in my attic as well as my neighbors' attics. It took multiple communications and repeated complaints before the issue was addressed.
The property manager provided one of the most frustrating customer service experiences I've ever encountered. When bright exterior lights shined directly into my bedroom night, I raised concerns and was told I did not have a right to quiet enjoyment because it was not specifically written in my lease. The issue was only addressed after repeated escalation.
The property is advertised as gated, but the gates are frequently left open for extended periods, allowing non-residents unrestricted access.
The on-site laundry facilities are also constantly broken, and obtaining refunds is extremely difficult.
Perhaps the most concerning part is that these issues are not isolated. I have spoken with multiple residents who submitted repeated maintenance requests while continuing to deal with unresolved problems.
The employees in the office are the two most incompetent people I have ever met. Perla is the worst property manager ever do not live here.
