Don't live here, not safe

Where do you start with Aviator? Don't live here if you are considering it. My wife and I had a 5 year tenure here and the only good quality of the property is James, the repair man on site. The management turnover is nearly twice a year, the complex allows numerous relatives of employees to pack in to certain apartments illegally, there are constant car break ins, run-ins with the homeless around the area, issues with cockroaches, constantly broken gym equipment, people partying in the lobby... until 6AM Friday-Sunday, etc. etc. Would have possibly considered giving two stars because James was so great, but management decided to spite us and try and run up charges upon moveout for a well taken care of apartment. They would rather nickel and dime you every step of the way than maintain any decent reputation. Coming from someone who advocated for Aviator in years past, I would never live here since it has gone downhill so fast. Just for safety alone, I would not recommend it. They don't even have working cameras. When our car was broken into, they didn't even bother to help call the police or sweep glass. They once towed our car out of the garage when it was properly registered, and the justification for them not paying for the impound fee was that the towing company mixed up the records. The pool is closed most of the year and even when it is open they do not enforce their own rules on limiting guests so it often becomes trashed due to overnight partying. They overcharged us for a whole lease cycle on a storage unit. Just don't live here, find a safer complex further away or pony up for a rental house. It's not worth what you might save, and don't worry they'll try and nickel and dime to make up for that!

We do appreciate your kind words about James — he is a valued... member of our team and takes great pride in assisting residents.

We would like to clarify a few points mentioned. Our pool has remained open consistently for over a year, and we have not received any reports of our clubroom being trashed due to parties. While we understand move-out charges can be frustrating, we only assess fees when there is documented damage or cleaning required beyond normal wear and tear.

Many of the issues mentioned were not brought to our attention during your residency, and as always, we encourage residents to report any concerns so we can address them in a timely manner. During your time with us, we did not receive reports of many of the concerns mentioned, such as safety issues, clubroom misuse, or towing errors. We were also made aware that a negative review was mentioned in connection with a request to waive move-out charges, which made it more difficult to resolve the situation constructively.

We understand that move-out charges can be frustrating, but they are only applied when damages go beyond normal wear and tear, and we always aim to be transparent in this process and share documentation such as pictures for the corresponding charges.

We always encourage residents to report safety or maintenance concerns so we can address them promptly, including break-ins or issues with pests or equipment. Our goal is to maintain a safe and comfortable community for everyone, and we regret that this was not your lasting impression.

Your feedback is important to us and will be taken into consideration as we continue to make improvements. We appreciate the time you spent here and wish you the very best in your new home.

Health Science Students- BEWARE

I would strongly advise anyone, especially students from the Health Science Center, to look elsewhere for housing. The convenience of the location is not worth the stress and frustration caused by the unresponsive and ineffective management.

The rental is ok, just don't make any mistakes.

Management here has a no tolerance policy for any lateness or by not following the rules to the letter. I was late on my rent by a single day over the holidays and on that same day I receive a notice to evict! Thankfully I was able to submit the payment and get it in writing that I wouldn't be evicted, even though the form said that there would be no exceptions made and I might as well pack my bags.

Also had a friend hang out for a evening, and thanks to the minimal guest parking, I allowed him...
to park near my car with the residents. Within 1 hour of him parking the tow truck hauled his car away without leaving any notice. We thought the car got stolen since the gate is never down and is seemingly always broken.

Happy place to be!

I have moved to this community recently. And I am so grateful for all what I have got! My apartment is nice and bright, with the newest appliances and fixtures. The floor plan is so perfect for my needs and wants. I have a wonderful view to downtown Fort Worth.
The community is clean and well maintained. It is located in one of the best areas in Fort Worth! You are in the middle of everything, downtown is just few minutes away, but at that time aside from all city noise. You can walk to nice...
restaurants, Movie Tavern, LA Fitness (if you like big gyms), grocery stores (Target, Nature Groceries), clothing stores in just 3-5 minutes. As I can see there will be few new grocery stores and amenities in walking distance from our community. The gym has a great equipment. And I love towels from the cooling refrigerator.
The "front desk" team and maintenance staff is superb! They were incredibly helpful from my first step to this place. Christie, a manager, is so amazingly attentive, kind and caring that her personal attitude influenced to my decision to stay with this apartment complex and not to go anywhere else. Justin was extremely obliging and taking care of all my questions and concerns. He showed the community and explained how everything works and goes. I could see that he wanted me to feel comfortable as much as possible. Philip was extremely helpful at my moving day and he made sure that all my belongings would be moved without interruptions, so he blocked the elevator for moving in time. They provided me personalized A service, and I don't feel like just another resident! I highly recommend this place!

Fantastic Facility

Elan West 7th is the perfect combination of luxury and convenience. I live only 5 minutes away from school, and right across the street is a Super Target and plenty of restaurants. The building is brand new with top-of-the-line facilities. The gym has the best equipment and is 24/7. There is a great pool that is well-maintained and perfect for pool parties or grilling. There is also free printing and coffee during regular hours. However, I have friends at other Elan apartments and their club... house is open 24/7 as well; I wish the entire club house was always opened. While the rent is a little steep, it is well worth it because of the extra perks of living here. Staff is attentive and polite. You cannot go wrong with staying here!
