Cove at Galveston Yacht Basin

I have lived here since it pre-opened in October 2024. I love my apartment. It's kept clean and the quality of the apartment structure and amenities are excellent. The courtyard has a beautiful pool, pickleball court, and fire pit. It's close to the dog park, and you can walk to the beach in less than a mile. Maintenance is reasonably quick. I have not had any issues. The rent is higher than most, but it's newer, better construction, and you do get what you pay for, for the most part. I have... lived in several apartments throughout this island, and this is by far the best I've been in. The staff are friendly and helpful, as well.

Are there problems? Yes, like any apartment. But most are problems with tenants not using the trash chutes correctly or leaving their packages in the mail room for days (and weeks) on end. This apartment has a lot of UTMB students/Residents so moving months are a bit hectic with trying to navigate all the trash, moving vans, and Amazon shipments during those months. The front gate on the parking garage rarely works. (Personally, I like that it doesn't. Gates don't keep out anyone. All they have to do is follow behind quickly.) Parking is adequate, but it's tricky to get from floor to floor- only because some of the tenants drive like maniacs. I would like bigger mirrors in the apartment so we can see who's coming around the curves. They need to put in some kind of bumper to keep the residents from driving too fast. That is the main problem.

Most important, as an elderly single woman, I feel safe, which is a plus. Almost too safe. I can't get my daughter a key so she can rescue me if I fall or water my plants when I'm gone. That is a problem that I do have to live with.

It's also near everything I do, so I don't have to drive 30 minutes to get from one end of the island to the other. There's a grocer nearby, shopping downtown, a senior center (OLLI), and the UTMB hospital. I love it here and plan to stay as long as it suits my needs. Read More

Avoid this place at all costs. We moved our daughter here thinking a brand-new apartment would be a safe, reliable home while attending UTMB. What a mistake.

In just 3 months, she’s dealt with repeated mold problems and a non-working washer and dryer for nearly 90 days—and management has done absolutely nothing. Zero urgency, zero accountability.

When I called to get answers, I was patronized by “Lauren,” who sarcastically told me, “It’s so unfortunate her washer doesn’t work.” That’s the... level of care you can expect here—condescending and useless.

The management here is a joke, and it’s not just this property. Do a quick search on ZRS Management, the parent company—they have a long track record of neglecting residents and dodging responsibility. Their business model seems to be: ignore major issues, refuse to fix them, and still demand full rent on time. If her experience isnt bad enough half a dozen of her fellow classmates that live here all have similar issues.

Don’t be fooled by the new building—this place is all show and no substance. If you care about safety, maintenance, or even basic respect, look elsewhere. Read More
