All furniture must be returned to its original location, trash taken to the can, and all food items removed from the refrigerator and cabinets. All dishes and utensils should be placed in the dishwasher and the cycle started before departure. Absolutely no smoking (including vaping or marijuana) is permitted in the house; a $500 fee applies if smoking is detected. No parties are allowed, and hosting a party is grounds for immediate removal with no refund. Exterior security cameras face the stairs, entry, front, and sides of the house. Smoke, vape, marijuana, and noise detection devices are located inside the unit. Guests are encouraged to purchase travel insurance. Due to the subtropical climate, occasional encounters with common pests are normal and not indicative of poor housekeeping. No refunds, credits, or relocations will be provided due to weather-related events unless required by law. Utility services are provided by third-party companies, and the host has no control over outages or interruptions. Guests are responsible for complying with all neighborhood and HOA parking rules, and for any towing, fines, or citations resulting from improper parking. Guests consent to receive text messages from the host related to their reservation.
