Mold and roaches and spiders everywhere. Horrible staff who will charge you a month and a half past your leases end due to GREEDY people! All amenities are broken! No pool or onsite laundry! All broke!

DO NOT MOVE HERE
This has been once of the absolute worst places i’ve had to live, our apartment is full of black toxic mold (mold in the walls, cabinets, and air vents and we have lab results to prove it out of our own pocket) the maintenance manager Bob is extremely rude, disrespectful and outright a liar. He has painted over our mold saying he fixed the problem which does nothing but continue to get my family and I sick. DO NOT LIVE HERE IF YOU VALUE DECENT LIVING CONDITIONS. They have told us they will not... provide mold testing nor will they rip out / replace anything moldy. Any type of management will avoid calls and NEVER return your calls. Neighbors throw trash and food EVERYWHERE and landscape is never kept up with leaving to mass amounts of bugs, rodents and many other critters. We’ve had birds living in our laundry room, they were never removed and ended up dying and we had to take care of everything ourselves (the smells was horrendous) due to the lack of urgency/ response from maintenance.

DISGUSTING APARTMENTS
I genuinely regret signing a lease here. This property has been one disappointment after another, and it’s honestly unacceptable for people to be living in these conditions while still paying full rent. There has been furniture sitting out like trash for weeks to months without being removed, which has only added to the rodent, roach, and bug problems throughout the complex. The entire property feels neglected and poorly maintained. The landscaping is unkept, neighbors leave trash and half-eaten... food everywhere, and management clearly does not care enough to keep the place clean or sanitary. Inside the apartment is no better. The air quality is awful because neighbors smoke anything and everything inside their apartments, and it constantly seeps into mine. On top of that, there are water spots everywhere from roof leaks, bubbling paint that appears to be caused by mold, and overall filthy conditions from previous tenants that were clearly never cleaned properly. There was dog hair stuck to the walls and dirty baseboards when I moved in. The workmanship throughout the apartment is embarrassingly bad. The paint job looks rushed and careless with dried paint drips all over cabinets and wood floors. Nothing is properly secured — the dishwasher literally falls out when opening it, the washer and dryer move around, and even basic things like towel holders and shower rods fall down constantly. This place feels cheaply maintained, poorly managed, and completely ignored. Extremely frustrated and disappointed. I would not recommend living here to anyone.

Rat infested
This place smells and looks like trash. The property is rat infested and they won’t even pick up the dead rats themselves the tents are the ones cleaning up the property. I have tired to break my lease and get stuff fixed now they are ignoring me and won’t even send an email to confirm they have received my request. I’m sure they are hoping I leave so they can file an eviction so they don’t have to deal with the issue. Management is useless the whole team is. Do not move here save your self a... headache and money because I’m sure this is going to cost me now

Awful Living and Oblivious Office
Do not live here if you have any other way to put a roof over your head. I was a resident for the last year and experienced nothing but frustration after frustration. When I arrived to pick up my keys, not only did the leasing office have no idea that that day was my move-in day, despite my lease saying it was, the apartment was not ready and I was requested to wait five days for it to be ready. When I arrived five days later, my apartment was full of maintenence workers finishing the cleaning... .
Maintenence requests take forever to be filled and the emergancy after hours number is a joke. I had an active water leak situation with puddles of water in the carpet and it took over 12 hours for my call to the emergancy maintence number to yield results. Even then, the maintence worker took a look, said that they would be back after checking the apartment on the othe side, and then never came back. I had a water leak in the ceiling that was supposedly "fixed" that came right back. Of course, everyone at the front office is very sorry when you express your frustration with how maintence work is handled, but nothing ever changed for the better during my residency.
When I moved in, I was told that the gates would soon be operational. Despite getting an email to sign up for the new gate operations provider several months ago, nothing ever happened with the gates.
Everything you read here about pest problems is very likely to be true. They run rampent throughout the complex. The parking lot's drainage is also poorly designed and, on heavier rain days, you can expect to step in several inches of standing water. Despite the enormous number of shingles I saw on the ground after the derecho storm in May 2024 and Hurricane Beryl, I never saw any roof repairs being done, maybe they were but I never noticed that happening, but some of the flashing and gutters were finally getting fixed a couple of weeks ago.
The one good thing I can say is that the park on the other side of the street is pretty cute and a nice walk.

We are deeply saddened to read about the numerous inconveniences you experienced while staying in our complex. Communication seems to have been a major issue during your stay, as well as meeting your expectations for maintenance and living conditions... . We assure you that this is not reflective of our usual standards and we are taking steps to review and rectify the concerns you've raised about maintenance delays, drainage issues, pest control problems, and gate operations.Your report regarding delays in emergency services has been noted with grave concern. It's vital that all our residents feel safe and secure at all times - we apologize for falling short in this area. As for the roofing issues highlighted — while there might have been repairs carried out without necessarily impacting common areas or being directly visible, we do understand how it might seem negligent given your personal experiences.
Finally, thank you for pointing out the charm of the nearby park. We wish your memories of living here were equally delightful – it’s disconcerting they aren't no matter how much we appreciate your candid feedback which certainly will help us improve.
