Valencia Place Apartments

Loved living here! Apartment features were amazing. Granite countertops, spotlights, stand in shower, spacious walk in closet and balcony and the attached garage was a plus. Management changed a lot throughout our stay but current management is amazing. Maintenance was always sent out in a timely manner too. The only thing was that the gates rarely work so they’re always left open and a lot of the gym equipment wasn’t working or had been removed. I rarely used the pool but it was always clean.... Location is prime, it’s close to a freeway, NRG, and the medical center. Not to mention there is two Targets and plenty of grocery stores near. Stage 1: Management and Maintenance
I’m not here to bash the hardworking employees, but the greedy corporations running this place. Valencia Place has switched management a few times, but nothing’s really changed. They focus on superficial fixes and send pointless emails instead of dealing with real issues. I’ve had three roof leaks now, each one worse than the last. Maintenance leaves lights on and makes a mess every time they come. It’s a mystery how this place has 4 stars.

Stage 2:... Cleanliness
This place is infested with bugs, webs, trash, dirt, and even animal poop. There’s zero regular cleaning. I have no idea how people keep moving in with all this filth.

Stage 4: Parking
There are cars that haven’t moved in forever, taking up spots real residents need. Management doesn’t seem to care.

Stage 5: Amenities
The pool is always dirty, the gym equipment is mostly broken, and they just started stocking sanitary wipes. The trash valet service is a joke—they come when they feel like it, yet management complains when we leave trash outside. It’s ridiculous.

Conclusion
For what they charge here, you can find a way better place for less money. The constant problems and poor management make Valencia Place a terrible choice. Read More

The maintenance definitely needs improvement. This is a luxury apartment complex with luxury rent but maintenance sucks

the staff in the front office is very rude and inattentive.

Price, location, parking, and apartment floor plans are all great. Maintenance and management response to maintenance and billing issues needs to be greatly improved.
