They avoid solutions and don't care about the health of their residents.
I usually don’t leave reviews unless a place truly impresses me in a positive way or deeply disappoints me. Unfortunately, Arbors of Las Colinas continues to disappoint.
I have been living in one of their apartments for almost six months, and they still have not properly resolved an issue that I reported back in November of last year.
The problem started when I noticed significant water leaks coming through one of the bedroom windows. Every time it rained, a large amount of water would enter... the room and create a mess. I submitted a maintenance request, but maintenance came, did absolutely nothing, and marked the issue as “resolved.” The leaks continued exactly the same.
Later, when maintenance came for an unrelated issue, I asked why the window problem hadn’t been fixed. The maintenance worker told me it was likely an exterior issue and advised me to submit a new request specifying that the leaks were coming from outside the window. I did so. They came to inspect it and said they had scheduled a third party to fix it. Time passed and no one showed up. I had to submit yet another request to remind them.
Eventually, someone came, but they were only there to fix the interior cosmetic damage, such as painting. I questioned whether that was the correct approach, and the worker himself told me it was not. He explained that the exterior leak must be fixed first to prevent further water intrusion, and only then should the interior be repaired. He went back to the office to explain this.
After a couple of days, they finally came to seal the window.
The real issue is how long this was allowed to continue. Due to the prolonged exposure to moisture, it is very likely that mold developed inside the walls around and below the window. Both my wife and I have been experiencing persistent symptoms commonly associated with mold exposure, such as severe nasal congestion, sore throat, headaches, and fatigue. We never experienced these symptoms while living anywhere else—only after moving into this complex.
We actively avoid using that bedroom, even when we have visitors, because we are genuinely concerned about our health and the health of anyone who stays with us.
We were also fortunate enough to speak with the previous tenants of our unit, who confirmed that these leaks existed during their entire stay as well and were never properly fixed. According to them, management would only repair cosmetic damage to make it look better, while the leaks continued.
