Overlook Exchange Apartments has attempted to help the community connect through inviting small business food trucks, encourage tenants to participate in door decoration competitions, or hosting small events in the office building. Overlook Exchange Apartments has attempted to keep tenants accountable for community policies stated in the contract by sending reminder emails of the policies and consequences.
Unfortunately, people are still… responsible for the following infractions: tampering with fire alarm equipment (emails were sent and it continued), smoking (cigarettes/ marijuana) on the premises, not cleaning up after pets, leaving trash bags on the floor in the hallway (not in the trash bins), noise complaints, misuse of the community spaces (pool, gym, grass area) and physical disputes (SA PD will address). Solutions: aside from informing the community I am not sure if people have been fined or removed due to their infractions but since the problems continue--it does not look like it. As for maintenance: the hallways have large cracks in the ceiling and walls that have been covered with a blue tape and not fixed. The maintenance crew quality of repair is not consistent (depends who is attending the repair). If repairs require a third party to fix Overlook Exchange handles the process. The water is hard which indicates the facility does not have a water softener or needs to be replaced. AC unit are functional. Light fixtures are functional however if you need to replace a bulb--Overlook Exchange expects tenants to buy replacements. Make sure you test out the washer/ dryer as soon as possible because you may be stuck with an inoperable machine which is potentially why their is a building on site for laundry. Carpet in the hallways for units above the first floor and occasionally they will hire a third-party to clean them. There is an area for the mail that is kept neat and secure (from my experience). The development also provides a garage unit for people to purchase with additional fee. Pets are allowed on site at an additional fee. Read More
