ELIGIBILITY REQUIREMENTS
Applicants must agree to background check, credit check, and employment/income verification. Applicants who do not meet minimum qualification standards listed below will not be approved:
Applicant must have current photo identification and a valid SSN.
Applicant’s monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
Applicants must receive positive references from all previous landlords for the previous 5 years.
Applicant may not have any evictions or unpaid judgments from previous landlords.
Applicant must exhibit a history of financial accountability and solvency. Credit score must be a minimum of 600.
A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.
No history of violent crimes.
Applicant must not be a user of tobacco-based products.
Occupancy is limited to 2 people per bedroom.
Applicant’s planned tenancy duration is greater than one year. Longer-term tenants will be given priority.
Applicant must provide correct and truthful information in the application and during the interview process prior to submitting an application. Any material misrepresentations by the Applicant, whether they be verbal or in written communication, are sufficient grounds for rejection of the Applicant.
Applicant must be available for an in-person meeting in order to tour the home with the Property Manager. For out-of-state applicants, a video conference may be used in lieu of the in-person meeting.
Applicant must NOT currently own pets/animals that would violate the Pet Restrictions or Dog Restrictions (see below).
PET RESTRICTIONS
Domestic house cats (species: Felis catus) are allowed. Maximum of two cats. No exotic cats or other cat species are allowed.
Dogs are allowed subject to the following conditions:
Two dogs are allowed if both are small and each individual dog weighs less than 20 pounds.
One medium-sized dog is allowed if it weighs less than 40 pounds.
Each dog complies with the “DOG RESTRICTIONS” section below.
DOG RESTRICTIONS
The following dog breeds (or any portion, cross, or mix of these breeds) are NOT be allowed:
Akita, Alaskan Malamute, Boxer, Cane Corso, Chow, Dalmatian, Doberman Pinscher, German Shepherd, Great Dane, Mastiff, Pit Bull Terrier (also known as: Staffordshire Bull Terrier, American Staffordshire Terrier), Presa Canario (including Canario, Canary Dog, Perro Bastro, Verdino), Rottweiler, Siberian Husky, Wolf or Wolf Hybrid.
Any dog that the Property Manager deems to be similar to the aforementioned breeds or exhibits similar characteristics will not be allowed.
Any dog with a history of aggression, biting, attacking, or frequent and persistent barking will not be allowed.
Any dog that has been trained as an attack dog, guard dog, or fighting dog will not be allowed.
Any dog that has at any time in the past, been reported to a civil authority, such as police or animal warden, or previously caused bodily injury, property damage, or loss will not be allowed.
$350 additional security deposit required per pet.
LEASE INFORMATION
- One year lease term.
- Security deposit due at signing of lease. Amount to be equal to the sum of one month's rent and any additional pet deposits.
- $55 non-refundable application fee per adult occupant.
- Tenant shall maintain renter's insurance policy during tenancy.
- Tenant pays all utilities including electric, water, trash/recycle service, etc.
- Tenant to maintain front and back yards.
