Both the front yard and the back yard are designed to be of low maintenance that helps preserve water. Small to medium-size pets are welcome on a case-to-case basis with a pet fee.

Renter pays power (Rocky Mountain Power), gas (Dominion Energy), and water and trash (Sandy City) under their own names. Owner pays internet (Xfinity; other providers available upon request with the commensurate fee). Renter is takes care of snow removal.

PLEASE READ BEFORE INQUIRING:

1. Lease term from now until June or July, 2026 (inquire about a cash bonus from the current tenant); can renew annually afterwards.
2. No smoking
3. All adults (18 and older) residing in the property must be on lease and submit an application and go through background/credit check. All applicants must have a credit score of 650 or higher.
4. All applicants must provide income/employment/previous rental verification, including paystubs of previous two months (gross monthly income must be of at least two times the monthly rent), contact information of current employer, and contact information of two previous landlords.
5. Guests staying over three nights is subject to owner's approval.
6. No subletting without owner's approval.
7. Occupancy limited to 2 persons per bedroom.
8. Deposit of one-month rent. Pet deposit (50% refundable): $500/pet; monthly pet fee: $50/pet for a maximum of two small to medium-size pets.
