I wouldn’t bother
While our unit was decent for the price, I would advise prospective tenants to proceed with caution.
The neighborhood itself was generally fine, but our immediate neighbors frequently engaged in activities that created ongoing disturbances. There were constantly different individuals coming and going, loud noises throughout the night, and repeated disruptions. On one occasion, a neighbor even attempted to force entry into our apartment, requiring police intervention.
The biggest issue, however... , was management and communication.
Before moving in, there was no disclosure regarding ongoing problems with water billing. For nearly a year, residents received no water bills at all. Despite multiple attempts to obtain answers, management could only tell us they did not know what was happening. Eventually, near the end of our lease, the billing issue was resolved and a payment plan was offered. However, after enrolling in the payment plan, management failed to properly document it and incorrectly claimed our rent payment was late.
When we prepared to move due to military orders, we discovered that the lease expiration date in their records was incorrect. Management initially acted as though moving out on the date listed in our lease would be problematic. Once military orders were provided, their position changed and we were assured that applicable credits and refunds would be correctly applied to our account.
Most concerning, Woodmere Trace later sent a balance to collections that had already been paid. When we contacted management and provided proof, we were essentially told they did not know why the account had been sent to collections and that we should dispute it ourselves with the credit bureaus rather than correcting their error. Their mistake has caused significant issues while applying for new housing and has forced me to spend considerable time disputing inaccurate information with the credit reporting agencies.
While our apartment itself was acceptable, the lack of communication, poor recordkeeping, billing issues, and mishandling of accounts make it difficult for me to recommend this property
