Villas at Cedarhurst

I have been in the apartments since 2018, and don't have much good to say about the place. The management team has 0 fks to give about the tenants. The property company will only do improvements to make it appear nice so they can get more clients, but the actual people living here are pissed off.

The grounds are not maintained: The dog play area (a tennis court) has cracks all over the area, the bushes come through the decaying fence, and there is regularly dog sht everywhere. Trash is all... over the grassy areas of the property, the handrails on the steps from the parking lot are loose and rusted (but painted over), the lighting is horrible, there are no handicap access areas, and the signage for property addresses is so bad that delivery people can never find apartment units. Wasps, bees, cockroaches, silverfish, and spiders are rampant. They're supposed to spray twice a year at a minimum, and in the 8 years I've been here, they have only sprayed 3 times total.

The interior of the units: windows are so thin you can hear people talking/watching tv/listening to music while they have their apartments closed, and you are walking your dog 30 feet away. There is no smoking listed in the lease and a few signs around the property, but constant smells of weed come through the apartments & in the parking lots. The foundation has cracks, holes, and uneven areas. The flooring hasn't been updated and slopes in areas (including under the stove/oven), the appliances haven't been updated, and the AC unit goes out at least twice a year. The maintenance teams are consistent about saying things are taken care of and not fixing issues, although the current staff does the best (not good still).

This place is made to look nice so they can get tenants, but you'll notice they can't keep them.

Pros: There are some amenities that I haven't bothered to take advantage of, and the area is mostly quiet. Its location is great, near highways, schools, shopping, hospitals, parks, etc. Read More

I am actually still living there because of the one-year lease that I signed up for. Getting to the house makes me mad, it’s NOT CLEAN at all. Those pretty nice pictures are a scam and they always promise to get landscaping in the area. And yet, I DO have a reminder to pay rent every 1st of the month, and the back area looks like it’s abandoned. YOU HAVE PEOPLE LIVING THERE just so we get noticed!!!

I enjoyed my experience at Abbington Hills! It’s kind of out the way (15 mins from downtown) but still has restaurants nearby and a good 15/20 mins at most from anywhere you need to go in RVA. The appliances aren’t the newest in terms of W/D, bathroom appliances and some lights but my kitchen appliances are up to date and nice. That being said the inside isn’t super flashy/amazing nor modern looking, some things are obviously painted over a few times and dusty but not unclean. I had no issues... with bugs just slugs outside. Be alert and careful of crime in the area but I go on walks with my cat frequently during the day with no issue and plenty of kids play outside and people run/ride bikes in the area. Leasing office staff are responsive and work orders usually get completed within a week. Right when we moved in first day door was broken and would not close, they already did the walk through saying everything was good. Carpet was peeling up, stables everywhere. Car break ins, someone tried to enter without permission. (Very creepy guy claiming to be with Verizon). Windows had no seal causing A/C and heat to over work. A/C broke and freezer broke. Sliding closet door fell off multiple times. Leasing officer was extremely disrespectful multiple times. We also had a cad towed due to... a leasing office mistake. They refused pay fee. They also refused to pay to replace any lost food when the freezer broke and would not send out anyone to fix it. Read More

Within a month of living here we’ve already dealt with a flea infestation that the property manager insists we caused, broken water pipes that resulted in flooding, staples sticking out of the carpet, no a/c during a heatwave (we submitted a maintenance request as soon as we realized it wasn’t working and they closed the ticket without ever coming to investigate the issue or even telling us it was being closed), car break-ins, and cars being towed due to the leasing office providing faulty... stickers that constantly fall off the car.

The property manager also deflects any responsibly and makes it a point to actively avoid answering questions where she knows she is in the wrong so you never get actually solutions for any concerns that you voice. Read More
