The Grove at Manchester Apartments

Management is friendly and understanding! The maintenance crew is top notch!

8/6/2024. I have lived here for 10 months. Things that could be improved:
-Communication. Maintenance request updates take 5-7 days to receive. Did they fix my clogged sink? Did they find the source of the gas leak? Not sure until days later the request is marked as "closed."
-Management. Lack of friendliness, Branda rolls their eyes when speaking to me, and uses casual language in emails
-Lack of parking. There is 1 assigned spot per licensed tenant, poorly marked assigned spot numbers, and... an unbalanced ratio of number of resident cars to the number of assigned spots. All visitor spots are always taken by residents.
-No ceiling lights or ceiling fans throughout house. Only ceiling lights in bathrooms and kitchen.
-Gas oven/stove makes pets leave the room and gives me a headache even if I open the windows.
-Residents do not pick up their dogs poop.
-Trash scattered throughout neighborhood 24/7.

**Major red flag: I recently woke up to the smell of gas in my apartment coming from my kitchen. Everything in my townhouse that was connected to gas was off aside from the water heater which I had not personally used since the day before. I contacted management. 4 hours go by and I have not gotten an update. I called Columbia Gas and they arrive within 10 minutes. The natural gas detector does not find a leak, so he tests the meter and the meter shows a slow leak. The worker cannot find the source of the leak and asks me to keep them updated and call ASAP with any changes. I received an update from management 6 days after sending the maintenance request that they "found nothing, Gas company also found nothing." I received NO updates from management, had to call the gas company myself, and then management incorrectly labels the issue as resolved and lies saying no leak was found. I talked to my next door neighbor and he had no idea what was going on. The lack of communication (and incorrect info) is a huge safety hazard! I do not trust management to inform residents in a prompt manner.**

Danielle, the apartment manager is one of the rudest and unprofessional person I have ever had to deal with. I am amazed that she still has a job. I've seen countless people get served vacate the premises notices over little things like a bicycle not put away as soon as a child gets off of it, or it's 1 foot out of the 2 foot area you're allowed to keep it. I've seen notices on cars being towed simply because the model of the car was registered incorrectly with the office. This apartment complex... is extremely outdated, uninsulated, and has some of the most ridiculous rules I've ever heard of. The rules and regulations of the complex change on a daily basis depending on what kind of mood the apartment manager is in at the time. Countless residents I've come across while living here have had nothing but horrible things to say about it and that they plan on leaving as soon as their lease is up if they're not evicted first. My husband and I had a very mixed experience during our couple of years at Manchester Townhomes. On the positive side, the landscaping is nice, our neighbors were lovely, and the windows were replaced during our tenancy (which is good, because the old windows had frost accumulate on the inside during the colder months). Also, management was willing to work with us when we needed to move to a month-to-month lease. On the negative side, for the month-to-month lease, there is a requirement for 90... days notice to vacate. That's not how month-to-month works. The second negative is quality versus cost. These apartment units are absolutely not worth the rising cost of rent. The walls are thin, the carpet is cheap, and we had mold issues that were never addressed. Lastly, the professionalism of management depending entirely on the day. Some days she was pleasant and easy to work with, while other days she was incredibly abrupt and rude. Worse place I have ever lived! The townhouses are old, outdated,and not kept up with. They leave notes on your door every other day. And they just come and go as they please in your apartment. The property manager Danielle is the rudest person you will ever meet. She does whatever she wants and never takes care of any issues.
