2. ANY EVICTION or foreclosure is an automatic denial of application
3. Previous landlords will be contacted for a reference. Any rental history of unauthorized pets, unauthorized occupants, unauthorized smoking, damage or nuisance will be an automatic denial of application
CREDIT HISTORY
1. All active accounts must be reported as in current status.
SCORES ARE AS FOLLOWS:
640 + PASS.
581 – 639 CONDITIONAL. May be denied if debts are too high, or too many outstanding credit issues. Possibly may require last month’s rent upfront or additional deposit. 580 – below FAIL. No exceptions.
INCOME REQUIREMENTS
Gross household income must be 2.5 X the rent. Last two pay stubs per applicant will be required. Self-employment applicants must produce last year’s income tax return. You must have steady income, same job, or occupation for at least a year. New job transfers in the same field (like military contractors or medical field) will be considered on a case-by-case basis.
CRIMINAL HISTORY CHECK; NATIONAL
Waived for military, DOD employees, or medical.
Any crimes against persons or property, drugs, or breach of trust will result in denial of application.
OCCUPANCY
Occupancy is limited to two people per bedroom (regardless of age).
