Luxury Pricing, Unsafe Conditions
I have been a resident of Waterfront Place Apartments in Everett, WA for nearly four years. Until September of last year, the property was generally well maintained and safe. Following a change in management, the conditions of the building have deteriorated significantly and continue to pose serious safety, security, and health concerns.
The building is not properly secured, a fact that management has been made aware of on numerous occasions. There is a known and ongoing squatter issue inside... the building, which management has failed to resolve despite repeated complaints from tenants. As a direct result, there have been frequent break-ins, and law enforcement is regularly called to the property.
Residents consistently encounter drug paraphernalia in common areas, including restrooms. Stairwells are often damaged, unsecured, and unsanitary, with broken doors that allow unrestricted access to non-residents. These areas are frequently trashed, and there have been instances of dried blood on door handles, creating a clear health and biohazard risk.
This property is marketed and priced as a luxury apartment community, yet the current living conditions fall far below reasonable standards of habitability and safety. Despite paying premium rent, residents are subjected to an environment that management has knowingly allowed to remain unsafe.
Management’s pattern of behavior suggests a lack of responsiveness unless related to rent collection or lease renewal, while ongoing safety concerns are largely ignored. The lack of corrective action after repeated notifications raises serious concerns regarding negligence and failure to maintain secure premises.
Despite being ignored by management, residents have made consistent efforts to report these issues and support one another as a community. The continued inaction is unacceptable and places tenants at ongoing risk.
Prospective renters should be fully aware of these conditions, and current residents deserve immediate intervention. Meaningful action is urgently required to restore safety, security, and compliance with basic standards of care.

Resident safety, security, and well-being are priorities we take seriously. Since the management transition, our team has responded promptly to reported concerns and has already taken multiple steps to address immediate issues while continuing to work toward longer-term solutions. We recognize the impact these matters have had on residents’ sense of comfort, and we remain committed to maintaining a safe and well-cared-for community.
Our team continues to actively monitor the property, coordinate with vendors, and respond quickly as new concerns arise. While some matters require time to fully resolve, we want to assure residents that these issues are being addressed with urgency and ongoing attention.
