Prospective tenants must have a monthly income of at least 2.5x the advertised monthly rent rate. Co-signers are not allowed. For multiple tenants, multiple incomes will be considered if all tenants are party to the lease, but each prospect individually must meet the minimum criteria in all other categories listed here.
Credit History:
Through the online portion of the application process, prospective tenants must have a minimum 650 credit score from TransUnion, Equifax, or Experian credit bureaus. Portable screening reports are not accepted.
Bank Statements:
Applicants must provide the most recent bank statement: checking/savings showing enough to cover the first/last month's rental amounts.
Pet Policy:
One Small dog under 35 pounds is permitted with an additional pet fee of $50/month.

Rental History:
Applicants must have a favorable rental history with no previous late payments.
Documentation and Fees:
The applicant submits photo ID, the information needed to fill out the application, be able to pay all online application fees for the credit check within 24 hours of turning in the written application, and is able to pay the full deposit* and rent requested at the time of signing a lease. The initial move-in fees are to be in the form of a cashier's check or bank wire. Keys will not be given until move-in funds have been received and verified.
*Per provisions of SMC 7.24, Tenant allowed to spread the payment of the non-refundable move-in fees, last month's rent, and refundable security deposit over a 6-month installment if they choose.
