5. Application reviewed. Denied if references do not respond within 72 hours. Tenant pays all costs associated with reference services that require payment.
6. Applicant receives Intent to Lease document and lease and has 48 hours to accept and provide payment via cashier's check to secure.
Rental Criteria:
1. Employment/income verification showing income at least 3x monthly rent after significant financial obligations. Documents: last 3 pay stubs and offer letter. Verification of 12 months of current consecutive employment in the same field of work with pay stubs showing consistent income.
2. Credit score greater than 700.
3. Rental history that indicates rent or mortgage paid on time, left the property in the condition it was rented in minus normal wear and tear, has not received complaints from property managers, owners, or neighbors, does not have a current or past due balance owed, has not been evicted or have an eviction pending. No poor reference/rental history: 1 or more eviction (Unlawful Detainer Action) within a 60-month period, 1 or more late payments within a 12-month period, 1 or more NSF checks in a 12-month period, 1 or more complaints/notices in a 12-month period, unauthorized pet(s), unauthorized occupant(s), damage to property.
4. Application must be 100% complete and accurate with email and phone numbers for references. A group (more than 1 person) will not be considered until a complete application is received from each member of the group over 18 years of age. 5. Potential applicant on time for showing. If more than 10 minutes late for showing and fails to notify Owner/Agent beforehand then application will not be accepted.
6. RHAWA credit/background report for each applicant 18 years and older. Fees charged by and paid to RHAWA or their screening agency. Third party and/or multi-use screening reports are not accepted.
7. Photo of current ID with photograph
8. 2 personal references per person and references for previous 5 years
Additional Factors for Determining Tenancy:
1. Providing false, incorrect or misleading information
2. Threatening behavior and/or harassment of Owner/Agent
3. Civil court records or references indicating history of abuse of alcohol, illegal drugs, troublesome behavior, or damage to property that may interfere with the health, safety, or right of peaceful enjoyment by neighbors/community
4. Appearing on a county, state, or national sex offender registry will be subject to an individualized assessment. Individualized assessment will be based upon the nature and severity of the conviction, the number and types of convictions, the time that has elapsed since the date of conviction, age of the individual at the time of convictions
5. Supplemental information taken into consideration related to rehabilitation, good conduct, and additional facts or explanations provided by individual(s).
