Poor Location and Poor Management

We moved into an apartment that required extensive cleaning (dusty showers, dirty balcony, greasy microwave, etc.) and were told that the cleaning fee would be reduced if cleaned when we moved out. No one did a final walkthrough of the apartment with us despite us asking before we moved. The interim property manager said permanent manager, Leanne, would do it when she returned from leave, but we weren't contacted. I had to reach out to Leanne nearly two weeks after our lease ended. We were... surprised to be charged more than the expected cleaning fee because of unspecified cleaning. The manager was asked to send pictures but never did.

Maintenance does the best they can. Unfortunately, they lack experience to fix problems and instead patch things together until they break again. We had a broken toilet seat upon move-in and the maintenance guy replaced it with the wrong size. The broken dishwasher was replaced with a used dishwasher that was moldy inside. That dishwasher didn't work and was replaced with our original unit after a couple days.

Additionally, the smell of the street in the summer is rancid. The neighboring building leaves their dumpsters and compost on the street and an unholy odor permeates the entire apartment. We asked Leanne to talk to the neighboring building about bringing their dumpsters in before it got too hot and were told "This is a yearly seasonal issue." Between the smell and the fly problem, it's hard to enjoy the large balcony.

If you are not an early bird, invest in ear plugs. Trash pickup begins anytime between 5:30 and 7:00am and happens sporadically throughout the day. It's a bit of a challenge for anyone who works from home.

The actual apartment space and layout is perfect for couples who are working from home. Unfortunately, everything else about Bellevue Terrace was disappointing.

Highly Recommended

My girlfriend lived here for 2 years and I ended moving in with her halfway through her lease. Bellevue Terrace is newer construction, but the pricing is much lower than the brand new construction. The management team doe a great job, especially Leanne. I enjoyed the roof top deck views and it is one of few buildings that has a secure parking garage. The coffee shop tenant (I think they are called Ghost Coffee) is great too.

Best Value for Newer Construction on Capitol Hill

I lived at Bellevue Terrace for 2 years and I would have stayed if I didn't have to move for work. Capitol Hill rents are all over the place and I always felt I was getting a good deal. My unit had a gas fireplace and a balcony with a city view, which can be hard to find. The landlord was very fair, responsive and kind. I would recommend living at Bellevue Terrace if you don't want to pay the New Construction premium, but still want to live in a place that is newer and clean.
