How Is This Rating Determined?

So far so good.

I've recently moved into the building and haven't had any trouble yet (and I'm hoping not to have any). The landlord is nice and the other tenents seem quiet and respectful. The hallways and common areas are cleaned regularly which is great as well.
The only negative thing right now is the construction they're doing to improve the building's earthquake readiness (which is probably a good thing).
