Too Many Issues for the Cost

Forest Hills has some great things going for it - strong location, great floorplans, on-site fitness, and really kind staff.

That said, there's just too many issues with the place to be able to recommend it at the pricing they charge.

The buildings are relatively clean, but there's just tons of problems with random stuff breaking and going wrong. The maintenance guy is incredibly kind and a great dude, but since he's the only person on staff for maintenance you will often have to wait days or...
weeks for items to get resolved. When they do, there's often additional issues that come up.

The noise is fine between the walls, but the ceiling and doorways leak tons of noise. If you have noisy upstairs neighbors it's absolutely miserable and you can also hear noise in the halls.

Currently the pet owners are pretty good about dog waste cleanup, but this has come up as an issue as well, and frequently the waste throwaway stations will sit full for days. There's also a major parking issue - parking fees are relatively reasonable, but several residents just use the guest parking to avoid paying the fee, making it difficult to ever find parking for actual guests.

While the location is great for easy access to Walgreens, Trader Joe's, Mud Bay, and the urgent care next door, it also results in it being INCREDIBLY noisy due to traffic on 175th. It is also often extremely difficult to turn left out of the parking lot.

Finally, it seems like every few weeks there's some new noise issue, whether it's an alarm malfunctioning and going off, some piece of equipment outside blasting a beeping noise, or currently loads of noise from roofers (who have also been littering/smoking near buildings).

All of this is stuff you just deal with in an apartment, but it's frustrating that when you pile on pet fees, deposits, parking costs, and rent that Forest Hills ends up costing what feels like luxury rates when there's all of the issues I mentioned above.

At least the staff are really friendly.

Great complex and management!

I lived at this property for 3 years. I would have stayed longer but left for a job in Denver. It's a smaller community and it's very quiet. People in the community are friendly and respectful. If there was any work that needed addressed in my apartment, the apartment manager Seth, addressed quickly and expertly by the maintenance staff. This apartment is right next to Trader Joe's which makes it very convenient to shop for groceries. It's about 20 minutes to downtown and in a few years will... literally down the street to the LINK train system which will give access to people going into downtown, all the way to the airport. Awesome!

The only negative about this complex is the parking spaces which are pretty limited but other than that it was a perfect place to live.

Management matters (a lot)

This was a great property until Katelyn was the manager. There were some issues here and there (for examples the windows haven't been washed for at least a year) but overall everything was good. The staff was super friendly too and were always super quick to help when you reach out.
In April 2018 Katelyn decided to move on for other opportunities and since then the property has just gone down. Hallways (including mirrors, walls, and carpets) are dirty. The hallways and elevator are missing light...
bulbs. On several occasions there was garbage laying around stairwells, elevator , hallways, and garage. The management is oftentimes absent. Residents don't respect parking reservations. We've decided to definitely move out as soon as our lease expires to a place that cares.
