Ability to pay all deposits and rent in full prior to move-in.
No violent felonies, evictions, or bankruptcy (consideration is given if these occurred in the distant past)
Good References

A photocopy of a valid ID
Income verification
Renters Insurance
Animal vaccination records
Security Deposit of $1500
First months rent of $1500
