Villas at Bon Secour

The ownership group has invested a lot of money updating the exterior of the building. The management and maintenance staff are a revolving door with no one assuming liability. Work orders are never done; management does not seem to care. Complaints are never heard, and never followed up on.

I gave proper notice and then I got a bill for $1600 additional saying I didn’t give notice in the proper time. I did. The lady in the office when I went to give my letter was later fired for incompetency. If you ask me they are all incompetent. I tried many times to discuss this matter with them, via phone calls, personal visits (office is usually closed) emails and even sent a certified mail to both the Villas and Sunridge, which they ignored. Now they have sent me to collections and no one... will talk to me! Sounds like others have had the same problem.

On another note, they never fix anything. My bathtub was deeply stained at move in and I was told it would be fixed, along with my screen door. It never was. Also, the outside hall lights were out for six months. Try going home at night to a totally dark hall! Scary! Read More

There are good things about the apartment complex, but I can't leave more than a 1 star review, because the bad things terribly overshadow the good.
I moved in May 2024. I'm writing this review in December 2024, but I've been trying to get out of here since November.
I found out that the complex has changed ownership many times over the years. It gets bought and sold constantly - you have to wonder why.
The staff here is very nice and I believe that they try to do their best, but there are... not enough of them to do the amount of work that has been piling up from YEARS of disrepair. The current ownership is Sunridge Management Group based out of Texas.
I submitted a punch list of maintenance issues when I moved in back in May. Nothing has been fixed. I have also submitted additional items that have come up since moving in and none of them have been fixed, either.
On top of that, Early in November, there was a heavy rain and A LOT of water entered my apartment. To “fix” it, they eventually patched the roof with a tarp in December. As of today, it’s still not fixed, but I haven’t noticed any water entering the apartment when it rains since they added the tarp.
Nothing on the inside of my apartment has been fixed from all the damage. The carpet is sour and stinks. The carpet padding and tack strip and all the wood around the leak is blackened with mildew or possibly mold. It’s nasty. I can’t put anything back in that area of the room for fear of it getting damaged. I don’t even sleep in my bedroom or use the bedroom anymore because of the smell and the dank nastiness in there from the water damage.
I asked for consideration in allowing me out of my lease early to escape this mess. I was considering moving back to my home state anyway and this would just push that process up a little early.
Corporate completely ignored my request.
They required a 60 day move-out notice and a full additional month’s rent to break the lease.
I think it is very important for anyone moving in after me to make sure they didn’t just “paint over” the problem. This unit will need to be tested for mold, current moisture status, and ALL rotten/mildewed wood & flooring needs to be replaced.

My room mate moved out so i couldnt affored to live their went to office my lease says 850 early move out but Wendy told me i have to pay 1500 to move, she was so mean to me about it. Then she made me pay 30 dollars for closet carpet to be cleaned my apt didnt have ant carpet, I clean it all up clean window,baseboards and they still wanted to charge me 60 dollars for cleaning and my 300 depoist didnt go anywhere dont rent their

I lived at the Villas at Bon Secour for a year and have had little to no complaints. I love that the community is gated and right across the street from the sports complex. There’s a large dog park which is ideal for me and my furry friends. The office staff and maintenance are always so kind and considerate of me and really took their time to explain everything to me at move in. It was clean just as promised and located RIGHT by the pool!!! Maintenance requests were always done on time and are... even available after office hours for emergencies.
