Bad management and roaches
The management rips off people and I had roaches they couldn’t get rid of.

people are moving out for reasons
Summertime isn't pretty over here. That smell? Probably the dog poop in the cans they never bother to empty out. Electric bills a problem? Probably that a/c they promised to clean/fix,.but didn't. Maintenance is quick on some things, but not during the summer. Those swimming pools? Yeah,locked at 9 pm and sometimes earlier on Sundays since the pools are closed on Mondays and Tuesdays supposedly for chemical treatment. Good thing during the summer three holdings are on a Monday and people would... like to use them. Nope. One trash area for 30 acres and little fees here and there in your contract that you can't opt out of. Take a walk and look around if you want...but look closely and talk to people. There is a reason so many apts are open right now.

Has some flaws, but overall not too bad
The Hamptons are centrally located to a lot of things, so that makes life a little easier. The rules do not really seem to be enforced as far as no lights or BBQ pits on the balconies-and some people seem to love to store all sorts of things on them. The pool areas are kept mostly clean, but only because other residents clean up after the trashy ones. And speaking of trash-yep ONE dumpster/compacter for THIRTY acres of people? You're charged, as present time, $3/month for trash. Why can't they... get a second one? They can send out all the emails they like, people will do what they want when it comes to trash. The gym....if you want a key, it costs $15.00 and there's only one of those too. The car center is a joke-only one of those too, (see the trend here?) and it's in deplorable condition. Haven't found the dog walk yet and there are no signs letting you know where things are located. Maintenance is quite fast with repairs-within 24 hours of putting in a request. The office staff, minus the manager, are quite friendly and eager to assist you with questions, but even they are limited to Foshee' management. The manager has always been on the phone during my visits tending to what seemed like personal issues.

It’s not terrible.
Okay, it isn’t GREAT, but I’m sure it could be worse. There are general rules that are not enforced like people having a bunch of junk on their patio areas (some units look like straight up hoarders). The trash situation is terrible and it’s partly because of so many nasty tenants that don’t get penalized for their actions. For the entire complex, there is one trash dumpster. It’s quite small and over runs every single week. Additionally, people tend to just throw their trash haphazardly toward... the trash compactor vs IN it creating a mess for the staff every week. The signs by the trash say there is video surveillance but clearly there isn’t anything be done about it. In addition to this, there is trash and debris all over the place. Tenants drop or throw things out including takeout containers, cigarette butts EVERYWHERE, and receipts and paper here and there. I complained once because the staff seem unbothered by it and walk right by it. They cleaned it up for about a week. Currently, there is a used condom outside of the gym entrance that has been there since early December without moving if that tells you anything. It’s not a HUGE deal but doesn’t lend itself to a homey environment.
Additionally, the “car wash” on-site is disappointing- it’s a water hose and a vacuum that barely works.
The apartments themselves are alright. Nothing special. I will say that when I’ve submitted a maintenance request it has always been taken care of promptly and efficiently the first time and the maintenance staff are all quite pleasant.
