Don’t waste your money
I’ve lived at Water Oats Apartments in Tuscaloosa for a while now, and I can honestly say the experience has been deeply frustrating, largely due to management’s incompetence and a complete disregard for residents’ quality of life.
Let’s start with the pool — it has been closed since May 19th, and it is now June 19th. That is a full month of closure during peak season, with no real explanation or timeline for reopening. If you’re considering living here for the amenities, don’t. The amenities... are advertised, but good luck actually using them. This complex could easily be listed as a “no amenities” property given how often things are unavailable or broken. The gym is no different — there has been a broken bike sitting in there for months with no sign of it being repaired or replaced.
The maintenance issues are relentless. I had a ceiling leak that went unaddressed for three to four weeks. I had to keep a bucket under the leak the entire time while constantly following up, only for them to finally send someone out three weeks later. That is completely unacceptable. On top of that, the water gets shut off in the middle of the day — not once, not twice, but literally seven or eight times since I’ve moved in. Every single month, without fail, the water goes out at the most inconvenient times with little to no warning.
The grounds are filthy. Dog poop is everywhere — on the walkways, in the grass, all around the property. No one cleans up after their pets, and management doesn’t employ anyone to address it either. It’s unsanitary and unpleasant.
And then there’s management. Specifically, Abbey Hood, who consistently dodges direct questions, gives non-answers, and outright lies to residents rather than being transparent or following up with accurate information. When you raise a concern, don’t expect a straight answer — expect to be brushed off.
The one bright spot is the maintenance team themselves. When they do show up, they are kind, professional, and genuinely try to help. That said, their hands seem tied by a management structure that clearly doesn’t know what it’s doing.
Do yourself a favor and look elsewhere. The gap between what’s promised here and what’s actually delivered is enormous.

Our team takes pride in... being forthcoming and transparent, and information is shared as it is received.
