Don’t recommend
I would not recommend living at Vestavia Reserve based on my experience with management and overall property conditions.
The most concerning issue happened during move-out. The leasing office provided us with a specific move-out date, which we followed. However, when we turned in our keys, we were told we would be charged for an additional 14 days because of what was stated in the lease. This directly contradicted the date given to us by their team and resulted in me having to pay rent in two... places due to their error. When I attempted to communicate the issue, upper management refused to speak with me, and interactions with the on-site team were dismissive and unprofessional.
Beyond this, there are ongoing concerns that prospective residents should be aware of:
- Trash compactors are frequently broken, leading to consistent overflow and unsanitary conditions.
- There has been a pattern of vehicle break-ins over multiple years, with little visible action taken to improve security.
- Maintenance issues can be significant. In my case, an HVAC failure led to mold damage on personal belongings, and there was no meaningful support or accountability from management.
- Package theft is common, and there are minimal systems in place to prevent it.
Overall, there appears to be a lack of accountability and proactive management. I would strongly encourage anyone considering this property to explore other options where resident concerns and property upkeep are taken more seriously.

After reviewing your account and lease agreement, we can confirm that all... charges applied were consistent with the lease terms. Additionally, we were able to come to a mutual agreement to assist in settling your account, and there is no remaining balance or further action needed at this time.
We would also like to clarify that some of the concerns mentioned do not reflect the current operations or standards of our community. Our team works diligently to maintain the property, respond to maintenance requests, and provide a positive living experience for our residents.
While we regret that your experience did not meet your expectations, we appreciate your time as a resident and wish you all the best in your future home.
