Waterstone Terrace

This is a very nice, quiet area to live in. The surrounding community is great, and I have not had any issues with the management company or their ability to take care of my unit. The reason this isn't 5 stars is for two reasons. The first is that the advertised rent price is just flat rent. There are also monthly fees for water, gas (that's separate from PG&E, I guess), and sewer services that amount to between $70-$85 above what you see advertised, which I wasn't informed of until I read... through the 45 page lease. And the second is the disorganized experience I had with moving in. My recommendation is to ask up front for expected payment methods and a list of all the documentation expected for insurance, pet liscencing/vaccinations upfront so you don't find requests coming in at the last minute. I have lived here for 6 months and am very comfortable in my one bedroom apartment. The construction is almost done and the place looks great. It is a quick walk to the beautiful bay from the complex. There is a path along the water and 15 minutes walk and you are in the cute little downtown area of Benicia. The staff at Waterstone Terrace are friendly and responsive and my neighbors are all very nice.
